Fogelman is hiring an experienced Lead Maintenance Technician to lead maintenance operations at The Aster Sugar Land, a 240-unit community located in Sugar Land, TX. The ideal candidate possesses 3+ years of Maintenance Supervisory experience in the multifamily industry, describes themselves as a working supervisor but has also managed a team. Must be proficient in HVAC, Plumbing, Electrical & Appliances, is HVAC & CPO certified, and strong with vendor relations and managing turns for the property. Yardi & HappyCo experience a plus. This role is responsible for the direct supervision of the maintenance team while working with the centralized maintenance manager to schedule work with vendors and manage the supply order process. ESSENTIAL DUTIES AND RESPONSIBILITIES Planning, assigning, and directing work to ensure all work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs following established policies, procedures, safety standards, and code requirements. Assist in the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, communicating the needs with the centralized maintenance manager, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the centralized maintenance manager about re-ordering needs. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Participates in "on-call" rotation and responds to emergency calls as needed. Weekend work may be required based on the needs of the Fogelman community Complies with Fogelman's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately. May periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management. Responsible for positive communications with residents, vendors, and co-workers. Be aware of and operate within company safety policies at all times. Weekend work may be required. Adhere to all company policies including but not limited to safety and Fair Housing. Other job duties as assigned. QUALIFICATIONS AND SKILLS Must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.) May be required to have a Certified Pool Operator (CPO). Proficient in the following areas: plumbing, HVAC, electrical and appliance repair. Proficient in use of computers and online applications. Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred. Depending on the property, a valid driver's license and automobile insurance may be required. The employee is occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
