This role requires someone who is intellectually curious, detail-oriented, and driven to see their insights turned into action.Role Overview:As our Asset Manager, you will own a diverse portfolio of assets from acquisition through exit. You will evaluate opportunities, run comps, determine MAO and ARV, and greenlight or redlight deals based on financial viability. You'll work cross-functionally with acquisitions, construction, property management, and finance, while following defined procedures and contributing to continuous process improvement. Your ability to balance strategic thinking with precise execution will be critical to your success.Key Responsibilities:Analyze real estate investment opportunities to determine their financial viability and alignment with company strategyProduce Maximum Allowable Offer (MAO) and After Repair Value (ARV) valuations for prospective acquisitions using comps and market dataGreenlight or redlight proposed acquisitions through thorough financial analysis, forecasting, and risk evaluationIdentify the highest and best use for a variety of property types, including single-family homes, condos, multi-family buildings, and landRespond to sales team inquiries with real-time data, comps, and analysis on proposed propertiesAssist in shaping acquisition and exit strategies based on market trends, timing, and internal benchmarksMaintain steady and efficient work pace while ensuring high-quality analysis is completed before advancing tasksEngage in ongoing education to deepen understanding of real estate markets, financial modeling, and valuation tools such as Google Drive, Airdna, Scoutred, Infosparks, MLS, CRS Data, PropertyRadar, and Google EarthSupport general accounting tasks to ensure accuracy and compliance in financial reportingOperate within department structure and adhere to defined processes and workflows, contributing to operational consistency and clarityQualifications:3+ years of experience in asset management, real estate analysis, investment operations, or a related field"”preferably in single-family or multifamilyProven ability to run comps and perform valuations (MAO and ARV) based on market trends and dataStrong analytical skills with deep understanding of real estate metrics (IRR, cash-on-cash return, cap rates, NOI)Proficiency in Excel and exposure to tools such as MLS, PropertyRadar, Airdna, or equivalent platformsHighly organized with the ability to manage multiple priorities while maintaining a high standard of executionIndependent, strategic, and confident in your decision-making, with the discipline to follow structured processesBachelor's degree in Real Estate, Finance, Business, Economics, or related field; advanced degree or license is a plusCompensation:$65k+ Base depending on experienceQuarterly bonuses based on company revenueBenefits:Unlimited PTOCompetitive PayMedical, Dental, Vision, 401kHomebuyers Program - we'll help you become a homeowner!Real Estate License - we'll pay to make it happen!At GG Homes, we're building something extraordinary and we want leaders who can help us get there.
