Architectural Project ManagerJob Description: The Architectural and Design Project Manager will serve as an integral member in playing a key role in aiding in the development and management of conceptual site, architectural and landscape architecture plans, residential elevations and products and overseeing and managing the interior design/FFE for the residential product and amenity centers in AHV's development projects. This is a great opportunity to work and grow in a high paced environment that provides exposure to the entire development process. Responsibilities:Work with Executive Team on project and product design concepts on new acquisitions and developments, including residential and amenity product design, overall community concept design and common area landscape design. Develop interior and exterior architectural detailing, providing for plan modifications and new elevations for existing and new product, as well as participating in the design of community amenity centers. Assist Construction and Development with architectural project management from product design through construction drawing completion. Oversee everything related to interior specifications on a National Level and assist project teams throughout the project on all interior design related items.Manage procurement of consultants to ensure budget, schedule, and design intent for residential and amenity architecture, landscape architecture and interior design.Maintain and manage national interior design specifications.Assist the Purchasing Department as well as negotiate direct sourcing opportunities and national contracts related.Research new trends within the single family and multifamily industry and other competitive brands to increase knowledge of interior design, community trends, current technological advances, plans and products.Research and understand consumer profiles in targeted marketsPerforms other related duties as assigned.Must be willing and able to travel.Architectural Design & ReviewWork with Project Managers in preparing/managing RFPs, scopes, schedules and design concepts for architecture for residential and amenity center product and landscape architecture. Source new consultants as needed in current and new markets.Manage consultants during concept, schematic design, design development and construction drawing process. Have an understanding of local building codes and building performance standards.Assist Development team in setting up budget targets for consultants.Participate in relevant design and project meetings to be fully aware of all aspects of the project design.Coordinate/Develop exterior residential design schemes.Develop interior and exterior architectural detailing using Bluebeam or AutoCAD/RevitPlot product mix and design schemes on site plan.Research and understand submarket design standards for product design and material selection.Work with Construction and Purchasing to design and value engineer architectural product and drawings on existing, new design or Seller's architectural plans.Interior Design & ReviewCoordinate/Design residential and amenity center interior designs.Coordinate/Design FFE design, placement and budgets for models, leasing office, amenity centers, fitness centers and outdoor common areas. Assist in creating interior design standards and design process, file creation and maintenance.Review Design drawings and specification for interior projects and ensure proper coordination.Manage consultants, sub-contractors and vendors during project until completion which includes reviewing interior design RFPs in all design and construction phases to ensure adherence to brand, schedule and budgetary requirements.Coordinate with all in-house expertise on operational and marketing team requirements.Coordinate signage design for property, marketing, exterior wayfinding and interior amenity/ADA requirements.Requirements and Qualifications:Minimum 3 years of previous interior design, architectural or project management experience neededBachelor's DegreeExperience in single family and multifamily residential industriesProficient in Microsoft Office, Adobe Creative Suite, Bluebeam Revu, and AutoCAD experienceKnowledge of building codes, standards and building structuresAbility to effectively communicate creative, innovative concepts and ideas with staff and managementHighly organized, extreme attention to detail while multi-taskingExcellent communication skills Strong space planning skillsBasic drafting skills with the ability to read and interpret architectural plans and basic floor plansAbility to work independently without close supervisionAbility to plan, organize and prioritize multiple objectives simultaneously with various timelinesMust be a team player and be able to multi-taskMust be proactive and have a strong personal initiative and desire to succeed in an entrepreneurial environmentMust have strategic thought process with great attention to detailBe able and willing to work in a fast-paced environmentSalary range for CA: $85,000-$130,000 Based off experienceWe are focused on building a diverse and inclusive workforce.
