Position Overview The Superintendent is responsible for planning and managing projects to ensure they are completed on time, within budget, and to our customers' expectations. Superintendents plan and designate project resources, monitor expenses and progress, and keep stakeholders informed the entire way. Superintendents build relationships with customers and suppliers. This is all done within the confines of our goals and vision. This position is essential to the daily operations of the company and requires a diverse skill set.Superintendent Duties Promote and operate within the vision and goals set forth by Southern Design CompaniesCommunicate with customers, subcontractors, and suppliers regularly to coordinate job schedulesUtilize jobsite software daily to ensure proper materials ordering and project tracking with Purchasing Agents and Project Accountants, and communicate with said parties as needed to ensure project accuracy and full visibilityUnderstand and monitor the scope of each job utilizing jobsite software and project workbooksManage subcontractor base to ensure jobs are performed on time, within budget, safely and of the highest quality possibleEnsure accurate and timely project billing utilizing jobsite software and SDC best practices with Project Accountants and Accounts PayableEnsure timely and profitable collection of VPO's using SDC best practicesThe Superintendent is assigned a geographical territory and reports to an Area ManagerThe Superintendent plays a pivotal role in building and maintaining relationships with customers, inspectors, vendors, and subcontractors.Task ListsDailyPromote safetyProactively create and maintain a working schedule for projectsAccurately order materials and concrete through the FastField Forms AppPrioritize daily travel based on effectiveness and SDC best practicesMeet sub crews, vendors, and builders onsite as neededWalk and analyze jobs before, during, and after the pourPull and document required measurements prior to pour to verify code/spec complianceCapture necessary project documentation in Maintain X and FastFieldVerify correct billing and resolve discrepancies with subsVerify PO's/VPO's and check for accuracy prior to pouringWeeklyParticipate in weekly Field Staff MeetingsMaintain punch and warranty scheduling using SDC best practicesEnsure equipment is being maintained using SDC best practicesTouchbase with builders to ensure expectation management and build relationshipsProject Manager SkillsThis position requires self-motivationThis position requires a person to be detail orientedRelationship building ability is essentialThis person must be honest and operate with integrityOrganizational skills are essentialAbility to communicate clearly and accurately is a mustAbility to read structural plan sets (will be trained on job)Basic computer skills are requiredBasic math skills are requiredAbility to multitask and meet deadlinesMust be able to adapt to a fast paced and constantly changing environmentConflict resolution and conflict management is requiredAbility to perform in a high stress environment and maintain a professional demeanor at all times
