This organization is seeking an experienced leader to oversee a growing portfolio of conventional multifamily communities located primarily in Atlanta, Ga and Murfreesboro, TN.This is a high-impact leadership role within a rapidly growing firm, offering significant visibility, influence, and long-term career advancement opportunities.Position OverviewLocation: Atlanta, GA or Murfreesboro, TNPortfolio: 4+ Conventional Multifamily CommunitiesMarkets: Tennessee and Georgia (Subject to Change with Growth)Travel: Regular multi-state travel requiredKey Responsibilities· Provide operational and financial oversight for a multi-property portfolio, ensuring performance meets or exceeds budgeted NOI, occupancy, and expense targets.· Develop, manage, and oversee annual operating budgets; review monthly financial statements and address variances.· Conduct regular site, operational, and safety inspections to ensure compliance with company standards and regulatory requirements.· Lead, mentor, and develop Community Managers and on-site teams to achieve high performance and professional growth.· Ensure appropriate staffing levels, hiring, training, and performance management across the portfolio.· Analyze market trends and competitive data to maximize occupancy, revenue growth, and asset value.· Oversee maintenance operations, vendor relationships, capital coordination, and adherence to policies and procedures.· Collaborate with senior leadership on asset repositioning, capital planning, acquisitions, and portfolio growth initiatives.· Maintain strong ownership and stakeholder relationships through clear, timely reporting and communication.· Ensure compliance with all applicable local, state, and federal property management, safety, health, and environmental regulations.Qualifications & Experience· Minimum of 2 years of Regional Property Manager experience in multifamily housing.· Experience overseeing multi-site portfolios across multiple markets.· Strong financial acumen, including budgeting, variance analysis, and strategic planning.· Proven leadership skills with the ability to develop, motivate, and retain high-performing teams.· Demonstrated success in driving operational efficiency, revenue growth, and NOI improvement.· Excellent written and verbal communication skills.· Proficiency with property management software (Yardi, RealPage, AppFolio preferred) and Microsoft Office Suite.· Ability to thrive in a fast-paced, growth-oriented environment.· Bachelor's degree in business, finance, marketing, or related field preferred; industry certifications a plus.Working Conditions & Physical RequirementsThis role requires a combination of office, on-site, and travel-based work. Frequent exposure to outdoor elements and active property environments is expected. Regular travel across Georgia, Tennessee, and North Carolina. The ability to lift up to 10 pounds independently and up to 25 pounds with assistance is necessary.
