Director of Preconstruction

Flowtec is partnered with a commercial GC in the Detroit market that's been operating for 30+ years and has built a strong reputation delivering complex, high-profile projects.Operating as both a Construction Manager and General Contractor, they work across commercial, healthcare, education, civic, and mixed-use sectors. Their typical project range falls between $20M and $200M, supported by a steady pipeline of negotiated and repeat business.This role reports directly to the Vice President, sits on the senior leadership team, and oversees a preconstruction group of 5. You'll own the full process from early budgeting through GMP and turnover, while also playing a key role in client strategy and pursuits.Responsibilities Lead estimates from conceptual through GMP on projects ranging from $20M to $200MManage the full bid process including subcontractor outreach, scope leveling, and proposal assemblyDrive preconstruction efforts from early budgeting through construction documents and handoffPartner with ownership, clients, architects, and engineers to guide cost and delivery strategyLead cost presentations and GMP discussions with clientsBuild and maintain strong subcontractor relationships across the marketMentor and develop a team of estimators and preconstruction staffStay involved through buyout to ensure alignment between preconstruction and operationsPreferred Experience10+ years of commercial construction estimating or preconstruction experienceExperience leading projects $20M+ (larger project experience preferred)Strong understanding of delivery methods including CM at Risk, Design-Build, GMP, and Lump SumComfortable leading client-facing conversations and internal teamsStrong technical knowledge across building systems and cost structuresCompensation & BenefitsCompetitive base salary: $165,000 - $185,000, depending on experienceAnnual incentive plan with a 10% bonus targetHealthcare, Dental & Vision (BCBS) - 100% employer-paid for employee + dependents$1,000 annual HSA contribution$600/month vehicle allowance + company gas card401(k) with 4% Safe Harbor match + additional yearly profit sharing20 days PTO and 10 paid holidays$100/month phone allowanceThis role is ideal for someone looking to take full ownership of preconstruction while working closely with leadership on key pursuits and decisions.
