Terra has achieved international acclaim for its commitment to design excellence, resiliency measures, and sustainable development and has been continuously transforming South Florida into the prosperous metropolis we know today.We are looking for an Investments Associate to join the team!General ResponsibilitiesFinancial Oversight & Investment ManagementServe as the financial lead throughout the development process of projects, focusing on investment and capital marketsAssist in negotiating key financial agreements, including purchase and sale agreements, development agreements, operating agreements, and loan documentsDue Diligence & Site AcquisitionAssist in the due diligence process for site acquisitions, including assessing financial feasibility, site conditions, and regulatory requirementsSupport the financing process for site acquisitions, ensuring thorough analysis and risk managementUnderwriting & Financial ModelingUnderwrite new and existing projects, ensuring financial models are maintained, updated, and aligned with investment strategiesProvide support in building financial projections and models to support acquisitions, financing, and development decisionsMarket Research & AnalysisLead the market research component for each project, focusing on specific asset classes to ensure that investment decisions are informed by accurate market dataAnalyze industry trends, competitive landscape, and potential risks to support strategic decision-makingFinancial Reporting & Business PlansMaintain financial reporting for each project, including managing capital calls, preparing monthly financial reports, and supporting the development of business plansEnsure reports are accurate, up-to-date, and aligned with company objectivesInvestment Presentation & CommunicationDraft and present investment memos for new and existing projects to the Executive Team, ensuring clear and concise presentation of financial data, project timelines, and risk assessmentsCollaborate with senior leadership to provide insights and recommendations for potential investmentsCross-Department Collaboration & OnboardingManage interdepartmental onboarding and ensure effective collaboration across teams, including accounting, legal, development, and constructionFacilitate communication between departments to streamline processes and ensure smooth project executionCash Management & Yardi IntegrationWork with accounting on cash management for the project, including tracking deposits, outflows, and milestonesSupport the integration of financial data into Yardi, ensuring accurate and timely reportingLegal & Contract SupportCollaborate with the legal team on various contracts and administrative matters, including organizational documents, development agreements, fee agreements, and branding/management contractsEnsure that legal documentation aligns with financial objectives and investment strategiesDevelopment & Construction CollaborationWork closely with the development and construction teams to process and review construction budgets, ensuring that financials align with project timelines and budgetsAdditional ResponsibilitiesTake on additional responsibilities as needed to support the growth and success of the acquisition and development processQualificationsBachelor's degree in Economics, Finance, or Real Estate (Master's degree preferred)4-6 years of experience in financial analysis and financial modeling, with the ability to build and interpret complex investment modelsDevelopment or real estate private equity experience required, with an understanding of real estate contracts and financial structuresStrong market research and analytical skills, including the ability to evaluate market trends, competitive dynamics, and risk factorsExperience supporting project-level financial reporting, capital calls, and cash flow managementAdvanced proficiency in Microsoft ExcelAs a team member at Terra, you'll enjoy:Career advancement and bonus opportunitiesComprehensive benefits package, including health, vision, dental insurance, and FSA (Flexible Spending Account)Employer-paid life and disability insuranceEmployer matching 401kEmployee team building eventsPaid Time Off and paid Holidays
