This position provides exposure to the full lifecycle of institutional real estate investments"”from development and stabilization through operations, refinancing, and disposition"”and plays a key role in tracking, analyzing, and communicating asset performance to management, investors, and other stakeholders.General ResponsibilitiesPortfolio Management & Asset Strategy SupportSupport execution of asset management strategies for residential and commercial properties to drive NOI growth, asset value, and investor returnsTrack, analyze, and report on key performance metrics across the portfolio, including occupancy, rent growth, expense ratios, and variance to budgetAssist in the development and implementation of standardized reporting processes to monitor individual asset performance and communicate leasing, financial, and operational trends to senior leadershipCoordinate with property management teams to collect and validate financial and operating data, ensuring accuracy and timeliness of internal and external reportingSupport the transition of assets from development through lease-up and stabilization by assisting in revenue management strategy, lease-up pacing, and business plan adherencePrepare internal presentations, benchmarking analyses, and variance summaries highlighting performance trends and key risk/return driversFinancial Analysis & Capital Stack SupportBuild and maintain detailed financial models and cash flow projections for assets under management within Excel and ARGUSSupport analysis of capital structures, refinancing opportunities, and alternative financing solutionsPerform historical and forward-looking partnership-level return analyses, including net profits, levered/unlevered IRR's, equity multiples etc.Prepare packages for debt and equity raises, communicating future asset performance and profitabilityOperational Oversight & Reporting InfrastructureEnhance internal systems and processes for monitoring performance at both the property and portfolio level, leveraging existing internal systems and AICoordinate monthly operating review calls with property management teams, compiling KPIs and key variances for management discussionPartner with accounting and operations to ensure consistency between financial statements, operating reports, and performance summariesIdentify trends, inefficiencies, and potential issues in property operations, escalating findings and proposed solutions to the Asset Manager or senior managementMaintain shared drives, data rooms, and trackers to ensure transparency and institutional organization across the portfolioMarket Research & Relationship ManagementConduct market research to monitor submarket and asset-specific trends and economic indicatorsPrepare quarterly and annual market summaries to inform portfolio and asset-level decision makingTrack and summarize key market intelligence gathered from brokers, lenders, and research reportsInvestor, Broker & Lender CoordinationPrepare materials for investor updates, portfolio reviews, and lender communicationsCoordinate with brokers, property managers, and other third-party partners to compile and deliver operational and financial reporting packagesSupport senior team members in maintaining relationships with external stakeholders by managing deliverables and follow-ups during acquisitions, sales, refinancingAcquisitions & Dispositions AssistanceSupport underwriting of new, stabilized MF acquisitions using publicly available data and benchmarking off existing assets under managementAssist in preparing disposition materials, data rooms, and broker coordination for assets being marketed for saleAnalyze historical performance and business plan execution to inform future acquisition and disposition strategiesRisk Management & ComplianceAssist in reviewing lease abstracts, management agreements, commission agreements and other legal agreements to mitigate risk and ensure consistency with asset business plansLead lender and investor reporting, ensuring all deliverables are accurate and timelyQualificationsBachelor's degree in Real Estate, Finance, Accounting, Economics, or a related field1-3 years of experience in real estate asset management, investment analysis, or related financial/operational roleAdvanced Excel and financial modeling skills; familiarity with Argus Intelligence/Enterprise, Power BI, Yardi, OneSite, Yieldstar, CoStar preferredBasic knowledge and understanding of AI platforms preferredStrong organizational skills with a process-oriented mindset and an ability to build scalable reporting systemsAs a team member at Terra, you'll enjoy:Career advancement and bonus opportunitiesComprehensive benefits package, including health, vision, dental insurance, and FSA (Flexible Spending Account)Employer-paid life and disability insuranceEmployer matching 401kEmployee team building eventsPaid Time Off and paid Holidays
