This role collaborates closely with third part property management, ensuring that all properties operate efficiently, achieve financial and operational targets, and deliver best-in-class resident and tenant experience. The position requires a deep understanding of property operations, financials, leasing, and cross-department coordination. The Operations Manager will partner closely with property management, construction, leasing brokers, accounting, and ownership to ensure the successful execution of business plans and operational strategies across the portfolio.General ResponsibilitiesOperational Performance & Property OversightWork with Investments lead to oversee the operational performance of all multifamily, office, and retail assets, ensuring alignment with annual budgets, business plans, and ownership objectivesMonitor occupancy, lease-up velocity, rent trends, tenant retention, operating expenses, and net operating income (NOI) performanceConduct regular property performance reviews with management teams, ensuring operational issues are identified and resolved promptlyEnsure compliance with company standards regarding maintenance, resident/tenant experience, site appearance, safety, and service qualityGuide third party property management teams through asset transitions as properties are delivered by construction and placed in operationUnderstand operational performance of each asset and the portfolio and be able to communicate such to company executivesLeasing Strategy & Tenant ManagementPartner with residential, office, and retail leasing teams to develop and execute leasing strategies that maximize occupancy, rent growth, and tenant mix qualityReview and approve commercial LOIs, leases, amendments, and renewals; ensure terms align with ownership's financial and strategic goalsTrack lease expirations, renewals, and tenant performance; implement proactive strategies to mitigate rollover riskMaintain strong relationships with key tenants, brokers, and leasing partners to ensure smooth coordination and high retentionFinancial Oversight, Budgeting & ReportingCollaborate with onsite property management and Investments lead to complete annual budgets and reforecasts for each asset, ensuring operating assumptions are realistic, achievable, and strategically alignedReview and analyze monthly financials, variance reports, and KPI dashboards; recommend corrective actions as neededMonitor operating expenses, vendor contracts, and service agreements to ensure cost effectiveness and service quality. Work with existing and new third party vendors to periodically re-bid contractsPartner with accounting on monthly closes, CAM reconciliations, tax assessments, and year-end reportingProvide written and oral financial and operational updates to senior leadership on a recurring cadenceCapital Projects, Maintenance & Property ImprovementsOversee capital improvement planning, execution, and budgeting for both residential and commercial assetsEnsure projects are completed on time, within budget, and consistent with the approved scope and brand/quality standardsCoordinate closely with construction teams, engineers, and property managers to minimize operational disruptionMaintain a long-term capital plan for each asset to ensure sustainability, competitiveness, and complianceResident & Tenant Experience LeadershipEnsure that multifamily communities deliver exceptional resident satisfaction through service quality, communication, and amenitiesWork with retail and office tenants to support their operational needs and maintain strong landlord-tenant relationshipsTrack NPS, online reviews, and satisfaction metrics; develop action plans to resolve recurring issues.
