Procurement Strategy & Cost ManagementDevelop and execute company-wide purchasing strategies to support multiple projects and product typesEstablish standardized material packages, base specifications, and preferred product selectionsLead negotiation of master supply agreements (MSAs), volume pricing, and long-term pricing locksIdentify value-engineering and alternate material options while maintaining design intent and qualityMonitor market pricing trends, supply chain risks, and material availabilityB. Vendor & Supplier ManagementBuild and maintain strong relationships with manufacturers, distributors, and key suppliersManage approved vendor lists (AVL) and supplier performance standardsEvaluate vendors based on pricing, lead time, reliability, quality, and serviceResolve major procurement issues, shortages, and delivery risks in coordination with project teamsC. Project & Cross-Functional SupportCoordinate with Development, Design, Construction Management, and Finance teams to align procurement with project milestonesSupport project budgeting and bid-phase pricing validationEnforce procurement discipline following design freeze and approved specificationsAssist in managing material-related change impacts from a cost and schedule perspectiveD. Process, Systems & ControlsEstablish and maintain purchasing policies, approval workflows, and authorization limitsImplement and optimize procurement tracking within ERP/accounting systems (e.g., Sage)Standardize material naming, cost codes, and reporting structuresTrack procurement KPIs including cost savings, on-time delivery, and pricing varianceE. Team LeadershipLead and develop the purchasing team, including buyers and purchasing managersDefine clear roles, performance metrics, and accountabilityPromote cross-project coordination to reduce redundancy and improve buying leverage.Job Requirements:Bachelor's degree in Construction Management, Business, Supply Chain, or a related fieldHomebuilding experience requiredMinimum of 8 years of purchasing or procurement experience within residential development or builder-focused construction environmentsProven experience negotiating supplier agreements and managing large material budgetsStrong understanding of residential construction materials and Bay Area supply marketsExperience working in a developer-builder or owner-rep environment preferredProficiency with ERP or accounting systems (Sage experience a plus)Strong negotiation, analytical, and leadership skills
