As a growing local operator backed by Real Property Management's national systems, training, and infrastructure, we're building a high-performance team focused on long-term growth.This role requires consistency, discipline, and comfort operating without daily structure - you'll own your activity and your outcomes.We're looking for a driven Business Development Manager who wants more than just a sales role - this is an opportunity to own your market, build a book of business, and be the face of a growing brand.If you're a natural connector who thrives on outbound activity, handles rejection well, and builds relationships from scratch - this is for you.WHAT YOU'LL DOGenerate your own pipeline through proactive outreach, consistent networking, and disciplined follow-up - opportunity doesn't come to you, you go create itBuild relationships with investors, property owners, real estate agents, and referral partnersConvert leads into signed management agreementsConduct property walkthroughs and deliver high-value proposalsRepresent RPM Ascend in the market - at investor groups, BNI, Chamber events, and beyondOwn your pipeline from first conversation to closeWork closely with operations to onboard new clients smoothlyWHAT SUCCESS LOOKS LIKEIn your first 90 days:High daily outreach activity - calls, emails, and in-person touchpoints - with consistent pipeline momentumActive presence at 2+ networking events or investor meetups per monthA growing pipeline with qualified leads moving through the sales cycleMinimum 3 signed management agreements by day 90Ongoing:Monthly new door targets met or exceededHigh conversion rate from proposal to signed contractA referral network that generates inbound opportunities over timeBecoming a recognized name in the DFW investor communityWHO YOU AREComfortable with outbound - you pick up the phone, follow up without being asked, and build from scratchSomeone who handles rejection and stays consistent - activity doesn't drop when things get toughA natural connector who earns trust quickly and maintains it over timePerformance-driven and accountable - you know your numbers and own your resultsOrganized, consistent, and disciplined in your follow-throughA self-starter who doesn't need to be managed to stay activeREQUIREMENTS3-5+ years in sales, real estate, or managed services - with a track record of outbound successProven ability to prospect independently and close contractsFamiliarity with the DFW market and its real estate investor communityCRM and Microsoft Office proficiencyCOMPENSATIONBase salary: $42,000/year$350 commission per signed management agreement15% leasing bonus on every door placed (15% of 1 month's rent)Tier kicker: $500/door retroactive in any month you close 9+ agreementsResidual income: $12/door/month from month 4 - your book of business keeps paying youMulti-property clients: commission applies to every doorTop performers can realistically earn $70K-$90K+ in year one.
