Assistant Project Manager, Real Estate DevelopmentOrange County, CA | Full-Time | On-Site (Initial)A rapidly growing real estate development firm is seeking an Assistant Project Manager to support the execution of large-scale multifamily and affordable housing projects across Southern California.This is a high-exposure opportunity to work directly with senior leadership and gain hands-on experience across the full development lifecycle "” from site selection through construction and closeout.This is not a coordination role. This position is designed for someone who wants to grow into a Project Manager and take ownership of deals over time.What You'll Actually DoSupport the execution of multifamily and affordable housing developments from predevelopment through construction and closeoutAssist in managing project schedules, budgets, and cost tracking, including change orders and risk mitigationBuild and maintain financial proformas in Excel and support capital stack analysis (debt, equity, tax credits, and public funding)Coordinate with architects, engineers, contractors, consultants, and municipal agenciesParticipate in entitlement and permitting processes, including working with local jurisdictionsSupport procurement processes including RFPs, bid leveling, and contract coordinationTrack project documentation including drawings, permits, and consultant deliverablesMonitor project progress and communicate updates internallyWhat You Need to Succeed2-5 years of experience in real estate development, construction, or a related fieldDirect exposure to multifamily development projects (ground-up or major rehab)Experience working on at least 3+ projects across multiple phasesStrong financial acumen with the ability to build or modify proformas in ExcelWorking understanding of how real estate development deals are structuredStrongly PreferredExposure to affordable housing development and LIHTC or other tax credit programsFamiliarity with California entitlements, permitting, and building codesExperience working with general contractors and construction teamsExposure to sustainability standards (LEED or similar)Tools & SystemsExcel (required)Procore, Bluebeam, MS Project or similarWork EnvironmentFull-time, on-site in Orange County for the first 3-6 monthsTransition to a hybrid schedule based on performance and project needsRegular job site visitsCompensation & BenefitsCompetitive base salary + bonusEmployer-paid health, dental, and vision coverage (PPO plans)401(k) with company matchComprehensive benefits packageWho This Role Is ForSomeone early in their development career who wants real exposure to how deals are executedSomeone comfortable working across finance, construction, and entitlementsSomeone who takes initiative and wants to grow into a Project Manager roleWho This Role Is Not ForCandidates with only analytical or administrative experienceCandidates without exposure to real estate development projectsCandidates seeking fully remote rolesWhy This OpportunityThis firm has an active pipeline of multifamily and affordable housing developments and offers direct access to senior leadership, real deal exposure, and a clear path toward leading projects.
