Focused on high quality, mixed-use development assets located primarily in the Boston market, with a strong emphasis on creative place making and value add approaches to real estate, our client is among the top tier of real estate development and management firms in the New England market.Position Overview:The Asset Management Director ("AMD") will be responsible for the overall financial performance of a growing 2,000+ unit urban apartment portfolio. This individual will work closely and in collaboration with the VP of Portfolio Operations to determine the annual business plan for the portfolio and individual properties, with the goal of maximizing property cash flows and asset value. The ADM will play an integral part of the ongoing property level capitalization strategy, assisting the Capital Markets team with underwriting refinancings and recapitalization efforts for optimal value creation. The ideal candidate shall possess expertise in multifamily and commercial real estate, a strong financial acumen, and a hands-on approach to portfolio management. Additionally, the AMD should have an entrepreneurial mindset and willingness to challenge "the norm" of how to create asset value. Key Responsibilities:Operate as the asset "owner" and lead internal discussions and analysis for the creation and execution of annual business plans including developing property strategies to optimize net operating income.Review and analyze ongoing property performance, providing quarterly financial performance presentations to the leadership team with digestible variance analysis and strategies on how to problem solve to optimize cash flows and asset value.Monitor and provide market updates on potential portfolio and property level strategies that drive NOI, including advancements in software and technology.Collaborate with the CFO and Capital Markets team to provide underwriting assistance and business plan development on the existing portfolio.Participate during the due diligenceand analysis phase of the acquisition process and provide support for closing new acquisitions.Perform property due diligence with operations and management teams along with third parties where necessary.Ability to assistin underwriting potentialnew developments including review of market and proforma projections.Oversee lease up and drive marketing strategyfor new developments together with VP of Portfolio Operations.Qualifications:Bachelor's Degree and minimum 7+ years of relevant multifamily asset management experience requiredStrong analytical skills, including a strong understanding of operatingresults, valuations, investment returns, acquisition, and development proformas.Adept at managingmultiple tasks in a dynamicteam environmentStrong organizational skills; strong research, analytical and problem-solving skills; strong written, communication and presentation skills.Demonstrates initiative, leadership, team building skillsand ability to meet deadlinesAbility to developstrong market knowledge of each assetand future acquisitions.High level of proficiency in MS Office (Excel, Word and PowerPoint); Yardi and pricing software experience preferred
