Atrium is seeking on behalf of our client a Property Manager based in Miami, FLA background check may be run only after a conditional offer is made, where permitted by lawPosition: Property ManagerLocation: Miami, FLEmployment Type: Full-timeCompensation: $80,000 - $90,000Position OverviewThe Property Manager will oversee the day-to-day operations of multiple commercial properties across the Miami area, ensuring compliance, tenant satisfaction, and strong financial performance. This role requires regular on-site presence, primarily supporting properties in Miami with weekly travel to an office in East Fort LauderdaleThis position involves managing maintenance, vendor relationships, and tenant communications while supporting leasing activities. The ideal candidate is highly organized, proactive, and comfortable working independently across multiple locations in a fast-paced environment. Must be legally authorized to work in the United States.ResponsibilitiesOversee operations across multiple commercial properties, including occupancy, tenant compliance, maintenance, emergencies, repairs, and construction projectsTravel between assigned properties (primarily Coconut Grove and Tamiami) to conduct routine inspections and ensure overall property standardsMaintain a weekly presence at the East Fort Lauderdale office for coordination, reporting, and team collaborationCoordinate maintenance activities, vendor work, upgrades, and service schedules across all locationsMaintain building security, access systems, parking oversight, and emergency protocols at each propertyRespond to and resolve property-related issues, including after-hours emergencies as neededEnsure compliance with all legal, safety, fire, and regulatory requirements across propertiesMaintain accurate property records, incident reports, and documentationSupport hurricane preparedness and emergency planning across all sitesServe as the primary point of contact for tenants across multiple properties, handling communications related to occupancy, payments, maintenance, and complianceTrack tenant documentation, insurance certificates, permits/licenses, and manage move-in/move-out processesAssist with rent collection, payment tracking, and account managementDevelop and manage property budgets, including forecasting, variance analysis, and expense trackingReview invoices, assist with receivables, and monitor operating expensesPrepare and submit monthly management and financial reportsManage vendor relationships, including sourcing bids, coordinating services, and overseeing projectsSupport leasing efforts across assigned properties, including conducting showings and assisting with lease executionRequired Experience/Skills3+ years of commercial property management experience (industrial or office preferred)CAM (Community Association Manager) license requiredBilingual in Spanish requiredProven experience managing and forecasting property budgetsHands-on experience with Yardi requiredExperience managing multiple properties and working across different locationsAbility to travel regularly between properties and maintain a consistent on-site presenceStrong interpersonal and communication skills with tenants, vendors, and internal teamsHighly organized with strong attention to detail and ability to work independentlyProficiency in Microsoft OfficePreferred Experience/SkillsExperience in multi-tenant, fast-paced environmentsStrong problem-solving skills and ability to handle high-volume responsibilitiesEducation RequirementsBachelor's degree in Business Administration, Real Estate, or related field preferred.Equivalent combination of education and experience will be considered.BenefitsIf eligible under the ACA, medical, dental and vision benefits and time off in accordance with local paid sick time laws will be offered.
