The Investment Associate will be responsible for supporting the execution and management of development and acquisition opportunities in the senior living sector, spanning from 55+ active adult, independent living, assisted living, and memory care. Responsibilities include conducting financial modeling and market analysis, assisting in due diligence, preparing investment presentations, and helping manage portfolio performance. The role involves collaborating with internal team members across development, project management and capital markets.Underwriting & Financial AnalysisBuild and maintain financial models for new development and acquisition opportunities across AGI's senior housing product typesPerform market feasibility analysis including studying supply/demand dynamics, absorption rates, rent comparables, and competitive positioningPrepare investment memos and executive summaries supporting investment decisions Due Diligence & Deal ExecutionCoordinate and manage due diligence processes across legal, environmental, physical, and financial workstreamsReview and summarize third-party reports including market studies, appraisals, environmental assessments, and engineering reportsSupport site sourcing and initial screening of new development and acquisition opportunitiesTrack deal pipelines and manage data rooms for active transactionsCapital Markets & Investor RelationsAssist in preparation of equity and debt raise materials including investment decks, offering memoranda, and financial projectionsSupport investor reporting and communications including quarterly and annual updatesResearch and track capital market conditions relevant to senior housing financingAsset ManagementPrepare and maintain project-level budgets, cash flow forecasts, and variance analyses across AGI's portfolioCoordinate with operators, lenders, and third-party managers to monitor performance against underwritingSupport disposition and refinancing analyses as assets reach stabilizationManage transactions QualificationsAdvanced Excel modeling skills and PowerPoint Proficiency in Financial Modeling and strong Analytical SkillsExperience with Due Diligence and InvestmentsKnowledge in Finance and market trends related to senior living or real estateStrong communication and presentation skills to collaborate with teams and stakeholdersAttention to detail and the ability to manage multiple projects effectivelyBachelor's degree in Finance, Economics, Business, or related field required; MBA or relevant advanced degree is a plusPrior experience in investment, real estate, private equity, or senior living sectors is highly desirable
