Position: Director of Property ManagementDepartment: Property ManagementSupervisor: Director of Property Management and ConstructionLocation: Tri-State/MDJOB SUMMARY:This position is responsible for the management of all property managers as well as the continued refinement and implementation of all property management functions and processes. Extensive knowledge of industrial, retail, and office property management as well as well as building systems and construction oversight is required to be successful in the role. The individual will also be responsible for the direct property management of a number of diverse assets.Essential Functions:Comprehensive knowledge of property management and operations in a commercial setting including leasing, tenant coordination and property management.Ability to scope, value engineer, and competitively price repair & maintenance work, as well as limited scope construction (i.e. tenant fit outs) with subsequent oversight of GC / trade.Tenant relations and resolutionWeekly local site inspections, property inspections and reportingTraining and supervision of property managers and maintenance staffNegotiate and administrate (direct) service contractsMaintain vendor relationsComprehensive knowledge of budgetary, budget control and fiscal responsibilitiesFinancial ReportingCommon area and real estate tax billings and reconciliationsLeasing and support of leasing staff and coordination of short-term leasing programEmergency ResponseRent Collection and coordination of related legal processMonitor of Income and ExpensesMarketing ProgramsPersonnel DevelopmentEstablish and Maintain Relationships with key municipal individuals --- Building Dept Staff, Twp Managers, Chief of PolicePerform other duties as assignedQualifications/Requirement:Excellent computer skillsAttention to detailAbility to work with a diverse cultureExcellent oral and written communication skillsExcellent interpersonal skillsAbility to work extra hours and on weekends if necessaryHands on, decisive individual who can work independently as well as with a team25% travel requiredExperience/Education:Bachelors Degree from a 4 year college/university and/or equivalent work experience
