 Alloy is seeking a Construction Project Manager to manage the planning, coordination and execution of Brooklyn-based construction projects that include both ground-up development and stabilized asset management work. The Construction Project Manager will report to the leadership team and will work with the company's various contractors, subcontractors, property managers and consultant teams. The primary purpose of this role is to ensure projects are delivered safely, on time and on budget, while maintaining Alloy's mission of making Brooklyn beautiful, sustainable and equitable. Current work includes the construction of a 750' mixed-use tower in Downtown Brooklyn and several retail and commercial interior build-outs. Responsibilities include engagement in all aspects of the construction process including: Design & Development Provide constructability and cost input on documents and specifications during design phases Prepare estimates and value engineering opportunities Track scope evolution and cost changes through the design process Support RFI and submittal review during construction Financial Controls Support subcontractor buyout including scope review, bid leveling and contract administration Promote and monitor MWBE and local hiring participation and compliance goals Review and support monthly requisition/pay application process; Lead monthly site walks Review and approve change orders and contingency usages Construction Oversight & Risk Management Develop and maintain project schedules and forecasts Develop and maintain budgets and forecasts Conduct regular site visits and monitor construction progress Identify potential project risks and develop mitigation strategies Proactively anticipate field-based challenges Stakeholder Management Leads whole-team-based job culture meetings, including after-action reviews Manage owner-led construction consultants, such as third-party inspectors and site monitors Provide regular updates and maintain positive relationships with community members Ideal candidates would have: Undergraduate degree in Construction Management, Architecture, Engineering or a related field 5 to 8 years of experience in construction Experience with high-rise construction in the New York City construction market Proficiency in project management software (e.g., Procore, MS Project, Primavera, Excel, etc.) Salary is commensurate with experience, starting at $145,000 exclusive of benefits which include healthcare, paid vacation time, retirement savings and professional development opportunities. Interested candidates should submit resume and references in PDF format. Alloy is an architect-led real estate development company based in DUMBO.
