Job Description

Reports To: Senior Maintenance ManagerLocation: Houston, TXTasks/Duties/Responsibilities:Align facilities and building strategy with overall business objectivesEnsure facilities and ancillary assets are ready for daily operations and can withstand weather eventsCollaborate with safety, maintenance, engineering, purchasing and information technology to optimize building systems (HVAC, electrical, plumbing, security, fire protection, grounds and office infrastructure) and manage projectsTrain site teams on facilities maintenance, service, safety standards and regulatory complianceEvaluate technological improvements to enhance facility performanceMaintain accurate records for facilities-related assets, including warranties, licenses, inspections, service agreements, and contracts for facility equipment and assetsStandardize building security, facility practices, and ancillary asset managementOversee the daily workflow, scheduling, and assignments of the facilities coordinators in conjunction with the plant management and other relevant departmentsDevelop and maintain standards for critical facilities assets and ancillary equipment (e.g., HVAC, electrical systems, plumbing, office furnishings, grounds, etc.)Provide recommendations for new facilities-related equipment and analyze financial impact of investmentsCoordinate and oversee vendors performing maintenance, repairs, and upgrades on buildings, utility systems, ancillary equipment, and groundsEvaluate problematic systems or facilities and determines the plan to rectify performedArrange schedules and regulate flow of work within each facilityEstablish priorities and alter schedule according to projects, work order specifications, and availability or capability of vendors, parts, material, machines, and equipmentCoordinate and oversee vendors performing maintenance, repairs, and upgrades on buildings, utility systems, and grounds (e.g. major painting projects; structural repairs to masonry, woodwork, and furnishings of buildings; building utility systems, such as electrical wiring and controls, heating and ventilating systems).Assess vendor performance and inspect work to ensure compliance with safety, quality and specifications Work with purchasing to negotiate pricing and contracts as neededAnalyze and resolve facility-related issues, or assists employees in solving problemsEstablish priorities and adjust schedules based on project needs, work order specifications, and resource availabilityOther duties as assignedKnowledge/Skills/Abilities:Associate's degree required; Bachelor's degree preferred or equivalent experience10+ years of proven experience in facilities managementStrong understanding of facility-related assets, building systems and the ability to learn quicklyAbility to interpret manuals, technical documents, and manufacturer instructionsProficiency with Microsoft Office Suite or related software for record-keeping and reportingExperience developing facilities strategy and collaborating with various departments to successfully achieve goalsProven abilities compiling reports on work progress and downtimeAbility to coordinate supply deliveries and expedite as neededUp to 25% travel; in-office when not traveling for workOccasionally required to move up to 100 pounds by pushing, pulling, or sliding material.
