Endeavor Agency () is a commercial real estate talent agency providing high touch recruitment services throughout California and major US cities along. Endeavor has engaged with an established family owned commercial real estate company based in Southern California that company acquires, develops, and manages institutional-quality properties for long-term ownership. They are seeking a Director of Construction to join their team.Job Responsibilities: Lead and manage the Construction Department, overseeing personnel, projects, project managers, construction-related accounting staff, 3rd party managers and consultants, as well as Property Management staff. This includes oversight and coordination of the work of internal team members, general contractors, architects, engineers, consultants, and vendors via strong organizational and leadership skills.Lead and manage all material capital improvement and tenant improvement projects from planning and budgeting through construction and close-out. In doing so, develop and track project budgets, schedules, and scopes of work to ensure projects are completed on time and within budget.Work directly with the Executive Director of Property Management and the entire Property Management Department to manage day-to-day capital deployment and tenant improvement assignments. Furthermore, aid in the evaluation of capital plans and budget projections as part of annual business plan budget and forecast, and adherence thereto. Includes proactively identifying risks and developing mitigation strategies throughout the lifecycle of projects.Work directly with the Acquisition & Development Department to support due diligence and design review for potential acquisitions and new developments. Includes the ability to contribute to strategic planning efforts related to capital deployment and portfolio expansion.The ideal candidate will have existing relationships with consultants including architects, engineers and contractors and will expand these relationships as part of their role;Oversee and participate in the procurement process for construction services and materials, including negotiating contracts and managing change orders.Establish and bolster standardized procedures and reporting for project oversight and team performance.Coordinate with in-house Leasing, Property Management, and tenants on tenant improvement planning, value-engineering, and execution to ensure successful outcomes, including Tenant satisfaction, cost efficiency, and timely move-in.During the implementation/construction phase, provide leadership and construction management oversight of projects with responsibilities including:Project status coordination with property management teamDelineation of scope and establishment of budgetsSelection of and coordination with architectural, engineering and design teamsProject biddingRFP management and contractor selectionContract negotiation, documentation, and guidelinesScheduling and budgetingSite Visits and inspectionsPermit and compliance oversightRisk managementQuality controlInvoice processing (with support of Project Coordinator)Monthly and quarterly reportingData collectionClose outQualifications: Bachelor's degree in Construction Management, Architecture, Engineering, or a related field. Advanced degree or certifications (e.g., PMP, LEED, CCM) a plus • 10+ years as a construction project manager with demonstrable experience managing commercial and retail tenant improvement and capital improvement projects , with at least 5 years in a leadership role overseeing multiple concurrent projectsCandidate must have experience with contract negotiations;Candidate must have demonstrated success closing out contracts upon completion, with experience dealing with difficult situations (contract dispute, mediation, construction defect, contractor replacement) being a plusSkilled at reading and interpreting plans and specificationsStrong knowledge of building systems and of construction materials, methods, and codes, including ADA and Title-24Strong project management skills with demonstrated ability to successfully manage multiple, complex construction projects, on-time, and on-budget;Strong analysis and critical thinking skillsEffective verbal, written and presentation skillsProficient with project management software (e.g., Procore, MS Project) and Microsoft Office / ExcelDeadline and detail orientedGreat leadership and management qualitiesTeam orientedValid driver's license and ability to travel to conduct site visits and inspections across a geographically dispersed portfolio in Southern California, Georgia, and other locations, as necessary
