The Director of Development leads all land development activities for this very large-scale master-planned community, totaling approximately 15,000 residential units at full build-out. Significant experience in master-planned community development is required. Director of Development duties include the following:Orchestrate all planning, design, development, and construction activity on the project. Engage and manage all key technical consultants on the project.Work closely with the GM and the Director of Finance to establish project budgets and cash flow projections. Closely monitor development and construction budget performance, update costs-to-complete, adjust capital call forecasts, and provide explanations of budget and schedule variances. Manage the flow of city filings necessary to advance the project, including plan reviews and approvals, mapping, and permitting, et al. Maintain positive and constructive City and agency relationships, negotiating with staff on all important documents and agreements. Monitor and manage Conditions of Approval and Mitigation Measures.Process long range issues including future rights of way and road designs.Manage ongoing entitlement and planning issues, including amendments to the Specific Plan and addendums to the EIR.Conduct weekly staff meetings with the development and construction staff.Based on the above, submit materials for the Monthly Management Report with the goal to provide DMB leadership and the EC with clear and timely understanding of development and construction activity on the project.Participate in Executive Committee meetings.
