ROLE DESCRIPTIONCrescent is currently seeking an experienced and highly motivated Chief Engineer to lead the engineering operations of a 560,000-square-foot portfolio spanning 16 properties across three business parks in Boulder, Colorado. In this hands-on leadership role, you will be a member of a six-person property management and engineering team where you will have two direct reports. You will oversee all aspects of the engineering department and be fully accountable for achieving operational objectives, while leading, coordinating, and directing the planning, organization, control, integration, and completion of building maintenance activities - both personally and through your team - to ensure optimal building performance, operational efficiency, and exceptional tenant service.ESSENTIAL DUTIES AND RESPONSIBILITIESInclude the following as well as additional duties which may be assigned as necessary for smooth and continued operations of the portfolio and company.Lead engineer team by setting departmental and individual goals. Motivate team members to perform at a high-level.Perform human resource related activities in a proactive and effective manner.Establish and maintain the inventory of required parts and tools. Provide leadership in problem solving, contingency planning, building service communications, emergency situations, work supervision, safety and security responsibilities.Oversee work performed by maintenance contractors and vendors. Develop preventative maintenance guidelines for each major piece of equipment in the building. and discuss productivity and project updates with Property Manager. Maintain a working relationship with all tenants and respond to tenant complaints in a timely professional manner.Plan and execute all preventive maintenance and routine repairs.Respond timely to customer complaints and coordinates resources to resolve issues and concerns. Operate, maintain and supervise the integrity and serviceability of building envelope, HVAC, electrical and plumbing equipment.Operate, maintain and oversee required testing of base building fire life safety and security equipment.Schedule, supervise and maintain preventive maintenance program for all base building systems to ensure consistent operation and compliance.Work with leasing and property management overseeing tenant finish and capital improvement projects.Bid projects, working with customers, their architects and engineers and project managers, along with property management team.Required to be on call for all emergencies, purchases of equipment, and contract services for building operation.Read and advise property management on blueline drawings related to construction and building issues.Host and/or participate in building issues meetings and construction meetings.Serve as the point of contact to coordinate telecom, phone, data & internet installs, repairs, site visits and maintenance. Responsible for budget preparation for engineering department; administering budget and making recommendations to Property Manager.Perform other duties as they may be assigned from time to time.SUPERVISORY RESPONSIBILITIESResponsible for the overall direction, coordination, and evaluation of this unit. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, making hiring recommendations, and training employees; planning, assigning, and directing work; evaluating performance; rewarding and disciplining employees; and addressing complaints and resolving problems.PREFERRED EDUCATION AND EXPERIENCEPossess an associate's degree from a two-year college or technical school, or an equivalent combination of education and experience, along with at least five years of related experience or training.Demonstrate at least four years of supervisory experience in commercial real estate, including Class A or Class B properties.Maintain a valid driver's license and a clean driving record.Demonstrate working knowledge of employee and customer relations.Demonstrate proficiency in Microsoft Office applications, including Word, Excel, and PowerPoint, as well as maintenance software and EMS systems.Communicate effectively, both verbally and in writing, to convey ideas, direction, instructions, and explanations.Lead, supervise, mentor, and hold team members accountable.COMPENSATION AND BENEFITSThe salary range for this position is expected to be to between $95,000.00 - $110,000.00/annual, plus participation in an annual discretionary bonus plan in the range of 0 - 20% of your base earnings. The actual pay will be determined on your skills, qualifications and experience.
