Please note: Qualified Candidates Must Have experience managing bothResidential and Commercial Real Estate.We are seeking an experienced, hands-on Senior Property Manager to oversee a diverse portfolio of operating properties in New Jersey, encompassing over 500,000 square feet of commercial space and more than 300 residential apartments. This role involves supervising a property administrator and a dedicated maintenance team, conducting routine site visits, and ensuring that all preventive and scheduled maintenance is completed to the highest standards. The Property Manager will also coordinate tenant move-ins and move-outs, manage vendor relationships, review and approve invoices, and handle tenant inquiries and concerns with professionalism and care.The ideal candidate will be responsible for obtaining competitive bids for services and capital improvements, negotiating service contracts to keep costs low, and maintaining compliance with state and federal inspection requirements. This includes keeping detailed logs for fire and building systems, scheduling regular property inspections, and managing insurance-related inspections. Proficiency in using Yardi software to create maintenance schedules, dispatch service requests, and respond to tenant repair tickets is essential. Additionally, the role requires active involvement in interviewing, hiring, and training maintenance staff, as well as purchasing and managing inventory of maintenance supplies.We are looking for a proactive professional with at least 10 to 15 years of experience managing both commercial and residential properties, ideally within a company overseeing 20 or more properties. The candidate must be deeply familiar with best practices and capable of implementing them effectively. Strong negotiation skills are necessary to manage vendor contracts, along with the ability to independently address day-to-day operational challenges with minimal oversight from ownership. Off-hours availability is required to respond promptly to emergencies during nights and weekends.A successful candidate must have excellent communication and problem-solving skills, the ability to diagnose basic electrical, plumbing, and mechanical issues, and a hands-on approach to property management. Familiarity with Yardi is mandatory, along with strong organizational skills and attention to detail. A valid driver's license and the physical ability to lift heavy items when needed are also required. This is a dynamic, "roll up your sleeves" role suited for someone who thrives on direct involvement in the daily management and maintenance of properties.
