We create developments that last generation after generation and developments that are full of life.Headquartered in San Diego, CA, NASH is currently invested in land opportunities and the development of master-planned communities, mixed-use, multifamily, and condominium properties from coast to coast across the United States.POSITION SUMMARYThe Master Planned Communities (MPC) Portfolio Manager is responsible for assisting in creating, implementing and monitoring business plans, project plans and budgets for various projects in the company's MPC portfolio consistent with direction from the supervisor and NASH senior management. The MPC Portfolio Manager is responsible for developing and fostering effective relationships internally and externally, including all third parties, to support smooth execution of project requirements. ESSENTIAL DUTIES AND RESPONSIBILITIES· Works with operating partners' regional teams to prepare annual project business plans for the MPC portfolio, including opportunities and risks analyses and setting the action plans, budgets, and goals for the upcoming year.· Monitors business plans and budget implementation jointly with NASH's venture partners to ensure project related decisions are consistent with each project's strategic goals and that operating activities are compliant with joint venture, project management, and other applicable legal documents. · Analyzes and applies professional judgment to land use entitlement matters, project planning, design, engineering, construction, home and lot sales, commercial and MF land sales, marketing, development budgets, and cash flow projections.· Assists with the implementation of Sekisui House initiatives to integrate Sekisui House affiliated builders into NASH communities. · Proactively monitors and strives to maintain high levels of quality, accuracy, and process consistency in the development planning efforts. As needed, coordinates planning activities with other functions and stakeholders within the firm.· Assists as needed with acquisition underwriting and coordinating related project financing with the NASH Financing team.· Monitors real estate development related legislation, regulations, policies and market research to determine applicability to projects. · Travels for site visits and walk-throughs and to attend key meetings as needed. · Reviews project documents and physically inspects sites to verify the status of construction and compares actual performance to the approved budgets and schedules.· Reviews and processes project equity and loan draw requests, ensuring proper documentation is included and that amounts are consistent with the approved project business plans.· Tracks builder home sales, lot sales, lot deliveries, and inventory levels by community to compare actual performance to the business plans and determine if any modifications to strategies should be recommended.· Maintains an in-depth understanding of regional markets, including relevant development pipelines and competitive sets, to help inform project design, marketing, and investment decisions.· Prepares portfolio and scenario analyses as required.· Participates in relevant industry events to increase NASH's brand awareness and to expand NASH's industry network.Reinforces company culture and values of truth, trust, sustainability and diversity. Performs all other duties as assigned.SUPERVISORY RESPONSIBILITYN/APHYSICAL DEMANDSWhile performing the duties of this job the employee is regularly required to remain in an office at a computer workstation and access information from a computer. The employee will regularly listen and speak in person, or via telephone or video conference. The employee is required to be mobile to, from, and within the office, and may be required to leave the office and maneuver throughout the facility. This employee will be required to travel, which will require sitting for extended periods of time, walking and standing regularly through public venues. The employee may occasionally move up to 20 pounds. QUALIFICATIONS REQUIREDEDUCATION AND EXPERIENCE:· Bachelor's Degree in Business Administration, Real Estate or related field is required; MBA is preferred.· Minimum of 3 years' experience in a development or home building company is required.· Experience working in one or more geographic markets where NASH operates is preferred.· Proven track record of leading teams and achieving results.JOB KNOWLEDGE AND SKILLS:· Represents the company's values to all stakeholders, from the board to all levels of staff. Demonstrates respect for ethnic diversity and different cultures.· Advanced Microsoft Office skills; must be proficient in managing spreadsheets and project plans in Excel and ability to create presentations in PowerPoint. Proficiency with video conferencing software and project management tools. · Excellent ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, governmental regulations, and agreements; and implement relevant provisions as needed. · Strong project management and organization skills with attention to detail; ability to lead teams and accomplish deliverables within required timeframes. Ability to effectively manage multiple priorities. · Excellent and effective and persuasive presentation skills on controversial or complex topics to top management; ability to respond professionally to sensitive inquiries. · Excellent verbal, written, and interpersonal communication skills.
