Construction Superintendent (LIHTC/Affordable Multi-family Renovations)We are seeking a hands-on and experienced Multi-family Renovations Superintendent to lead jobsite operations for multi-family remodel projects in Michigan.LOCATION:Current projects are located in Michigan, with a pipeline of future projects spanning across the Midwest, Mountain states, West Coast, Southeast, and Sunbelt.ABOUT US: We offer both Market Rate Renovations and Affordable Housing Rehabilitation services coast-to-coast, along with new construction, interior finish-out services for multi-family, commercial, and hospitality assets.We have multiple projects starting in Michigan and are seeking an experienced Renovations Superintendent, ideally with Affordable Housing experience, to oversee the day-to-day field operations to ensure projects are completed following safety and quality control standards, within the budget, and specified time frame.POSITION SUMMARY:Responsible for all problem-solving relating to day-to-day jobsite issues.Directly responsible for daily on-site supervision and inspection of work.Responsible for reporting all jobsite progress so accurate draw requests are submitted.Responsible for creating and maintaining project schedules.Manage and forecast all schedule expectations weekly.Anticipates delays in scheduling and takes proactive steps to avoid.Responsible for planning, scheduling, conducting and coordinating the technical and management aspects on projectsManages material ordering, jobsite inventory levels, and coordinates delivery schedule and on-site staging.Responsible for monitoring misuse, damage, and theft.Sets and communicates clear expectations with subcontractors.Provides motivation and support to gain maximum performance from subcontractors.Responsible for all subcontractor scope of work compliance.Assists Project Manager with sourcing, qualifying, buyouts, scheduling, quality control, and draw approvalsSupports the Project Manager with budget management and cost control relative to field activitiesWork with Project Manager to ensure we have selected the correct subcontractors and ensure that the company is protected from understaffing and accurate scheduling.Responsible for sending daily log updates to Project Manager.Ensure all as-builts are completed throughout project and turned over to Project Manager at time of substantial completion.Assists Project Manager as needed with material procurement.Responsible for the appearance of all assigned jobsites and jobsite offices.Assist with all warranty and project closeout duties.Verify warranty issues are satisfied quickly and that close our materials are turned over to owner at time of project completion.Assist with all assigned projects in preconstruction, production, and post-production.Assists Project Manager with change orders, RFI's, and submittals.Assists Project Manager with punch walks with clients.Perform assignments independently with instruction as to the general results expected, and with guidance from the Supervisor.Responsible for managing existing construction practices/efficiencies and creating new efficiencies and best practices.WHAT YOU NEED TO BE SUCCESSFUL IN THIS ROLE:3+ years of renovations experience with a GC, Developer, or subcontractor specializing in multi-famiy.
