Crescent's unique fund structure allows the companyto be strategic in timing, property type and the structure in which it invests. Crescent has a broad realestate investment mandate, but primarily invests in hotels, multifamily and office - both existingacquisitions and new development. Crescent invests alongside institutional and ultra-high net worthclients in real estate and real estate related assets.Crescent is looking for a motivated and detail-oriented Development Associate to join our team in Dallas,TX, where in-person collaboration and an engaging office culture are vital to our success; here, you'll workclosely with colleagues and benefit from immediate access to leadership. As part of the Developmentteam, you will support projects from earliest concept through design, construction and asset stabilization.What You'll DoConduct research on site-specific data such as development pipelines, infrastructure improvements, and code requirements.Lead preliminary feasibility and due diligence efforts, including cost research, environmental assessments, and zoning analysis.Create, update, and track development programs, schedules, budgets, forecasts, and cash flows throughout the project lifecycle.Contribute to early-stage marketing materials and branding strategies.Prepare and support presentations and deliverables for internal approvals, potential equity partners, and lenders.Attend project meetings and site visits, helping resolve design or construction issues on the ground.Monitor and track development schedules, budgets, and risks.Manage contracts with design teams and contractors.Deliver comprehensive reports and draw packages for equity and debt partners on a scheduled basis.Assist with the transition of completed projects to property management, ensuring operational coordination and reporting.Maintain accurate records, finalize reports, and capture lessons learned for future projects.What We're Looking ForBachelor's degree in Business, Finance, Engineering, Architecture, Planning, Real Estate, or a related field (required).MBA and/or 3-5+ years' experience in real estate finance, engineering, development, or a closely related industry (a plus).Strong organizational skills and the ability to prioritize heavy workloads across multiple projects.Interpersonal and leadership abilities confidently, results-oriented, and a self-starter with sound decision-making skills.Advanced proficiency in Excel and financial modeling (IRR, NPV, cash flow statements). Familiarity with Procore, Primavera, MS Projects, Bluebeam, and Yardi are a plus.Ability to read, analyze, and interpret complex documents including technical journals, financial reports, and legal documentation.Strong mathematical skills, including geometry, statistics, ratios, and familiarity with real estate finance concepts.Excellent communication skills for preparing and delivering persuasive presentations to management and partners.Physical DemandsThis role requires frequent travel to various locations, including active construction sites and undeveloped ("greenfield") properties.Site walks may involve navigating uneven terrain, exposure to the elements, and movement through areas where construction is ongoing.The employee is regularly required to talk; hear; stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
