Our adherence to a rigid standard of excellence, comes from holding our partners to the same standards we hold ourselves to.ROLE MISSIONTo fulfill this mission Construction Project Manager works independently on site and as part of the Construction team to expertly shepherd our Clients and Design Partners through the construction of complex, high-end, residential and commercial, new construction and renovation projects.ROLES AND RESPONSIBILITIES:Build Exceptional Structures and Lasting Relationships Deliver On-Time Projects Deliver On-Budget Projects Deliver Projects Which Meet or Exceed the Company Standards of Quality Advocate for Environmental Sustainability and Human Safety Whenever Possible Devotion to Personal Development and Companywide Innovation EXPECTED RESULTS:To meet our overall Company goals, produce complex residential new construction and remodeling projects on time and on budgetDrive Project Team Decisions (RFIs, Submittals, Selections and Change Orders) and manage Trade Partners to deliver excellent results for our ClientsKeep our promises to Clients and Design Partners by building projects with craftsmanship, clarity, and logic Document, organize, and communicate accurately and consistently with our Clients, Design Partners and Trade Partners in order to make every referral and client, and every client come from a referral Leave every project a zero punch list, move-in ready state, including an accurate set project as-builts and building maintenance schedule. OUR CORE VALUES: Logic - our actions are governed by rational logical thinkingQuality - through pride in our work we will build a legacy of projectsClarity - through transparency, honesty, and accountability TASKS:Become the project expert - become thoroughly familiar with architectural and structural plans, specifications, cut sheets, installation guides, and subcontractor and supplier bids, prior to the project start.Set good expectations, communicate early and often to deliver on our promises. Have tough conversations, sooner rather than later, and deliver stressful news with confidence and empathy.Work proactively to identify any information conflicts, gaps or errors by triangulating amongst construction documents and field conditions. Gain additional information via RFIs and approvals via Submittals, to attain complete mastery of the project specifics.Manage the Change Order process by capturing thorough and accurate change requirements, providing pricing guidance and detailed documentation for written approval prior to work execution.Build projects with intention - always emphasizing pre-construction layouts, planning and sequencing based on your superior project knowledge. Minimize waste, re-work, and inefficiency. Foresee and work to solve problems before they happen. Keep updated look-ahead schedules to enable accurate, timely communication with Clients, Design Partners and Trade Partners about key project decision points, with particular emphasis on the critical path.Limit risk and future liability by faithfully producing projects per architectural and structural plans and notes, manufacturer recommended installation guidelines, all applicable codes and industry best practices.Maintain a safe, secure, clean and orderly job site.Manage Client and Design Partners to produce timely decisions and selectionsMaintain accurate, written project documentation, including Weekly Meeting agendas, meeting minutes, schedules, redlined architectural plans and specifications (as-builts), progress photographs, RFIs, Submittals, shop drawings, revised bids, selections and Change Orders.Minimize slippage by holding subcontractors and suppliers firm to their commitments, and capturing scope modifications via Change Order.Invest in and cultivate relationships with Design Partners, Engineers, Inspectors, and Trade Partners emphasizing a firm but fair leadership style. Manage for win-win, never win-lose.Set our Trade Partners up for success by communicating accurately and effectively, making sure they have the latest and most accurate materials and information to do their jobs right the first time.Work closely with the Construction Director to identify critical path items and Client/Design Partner hot buttons that require escalation and special attention.Provide Clients a zero-punch list move-in or rapidly diminish any and all move-in punch items in an expedited time frame to successfully transition your Clients to move in, and proper maintenanceOffer constructive and respectful feedback to our Pre-Construction team, Accounting team, and Management team to facilitate more successful and expedistios estimating, specifying and packaging on future projects.Continuously examine and refine our Construction Best Practices and share learning with fellow Project ManagersTrain and lead our Assistant Project Managers to help them develop and contribute to our TeamOption of a willingness to learn project management software, and tools for efficiency. Minimum 3 years of project management experience Salary and Benefits$120,000 - $150,000 per year salary based on experience Health InsuranceWorker's compensation insuranceGenerous vacation and personal timeWeekly team lunches and other team-building eventsVehicle, iPhone, and iPad reimbursementsJob Type: Full-time
