Commercial Construction Project Manager Reports to: President/Vice PresidentPayroll: SalaryPosition summary: Plans, organizes and controls all resources (people, materials and subcontractors) for the successful execution of a project. Leads project teams in the construction of projects ensuring project quality, schedule, cost control, safety and customer satisfaction objectives are met. Is the primary point of contact for owners.Expected Outcomes:Assigned projects are completed on time, under budget and at a profitSafety and quality goals are achievedTimely conflict and/or claims resolutionClients are satisfied with project resultsPosition responsibilities:Sets safety, quality, schedule, cost and owner relationship goalsProvides input and supervises all pre-construction services such as purchase orders, subcontracts, schedules, job cost set-up and project pre-planningEnsures personnel resources required to properly staff the projectReviews project proposal or plans to determine time frame, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of the projectManages the financial aspects of contracts; assures job margin analysis is completed on a regular basisDevelops baseline project schedule with assistance from SuperintendentMonitors and reports project cost and schedule performance; recommends corrective actions if neededAssists Superintendent with problem or conflict resolution; assist in driving subcontractors or work forceProcesses change ordersReviews and takes action on contractor pay requests and invoicingReviews status reports prepared by project personnel and modifies schedules or plans as required; prepares project reports as required for owner or othersManages the scope of work and has mastery of the contract documentsManages claims; identifies and resolves potential claims with subcontractors/suppliersParticipates in project coordination meetingsAssists Estimator as neededEnsures adherence to insurance, safety and tax regulationsMonitors and ensures quality controlWorks with Superintendent to ensure jobs have safe working conditions and that safe work practices are in placeEstablishes and maintains positive relationships with owners, architects and clientsFosters team camaraderie; mentors Superintendents and other field personnel; assures each person understands their role on the projectDocuments best practices to share with other projects; ensure best construction methods are being usedDirects and ensures timely completion of project close-out activitiesProtects and promotes the interests of the Company; ensures all compensation for work performed is receivedChampions skill development of assigned resources through training and performance appraisalsCommunicates and reinforces the Company vision, values and goalsPerforms additional assignments as directedEssential skills and experience:Bachelor's degree in Architecture, Construction Management, Engineering or related field and fifteen years of managerial and supervisory experience in the construction industry; or equivalent combination of education and experienceExtensive knowledge of construction methods and materials, costing, scheduling and estimatingPrior experience in managing projects over $10 million in valueDemonstrated ability to lead people and get results through othersAbility to think ahead and plan over a one-to two-year time spanAbility to organize and manage multiple prioritiesProblem analysis and problem resolution at both a strategic and functional levelStrong customer orientationGood computer skills (Excel, Word, Outlook, Project)Excellent interpersonal and communication skillsStrong team playerCommitment to company valuesReporting to this position: Assistant PM, Superintendent, Field Engineer, Carpenter, LaborerJob Type: Full-timeBenefits:401(k)Dental insuranceDisability insuranceEmployee assistance programHealth insurancePaid time offProfessional development assistanceAbility to Commute:Norfolk, VA 23513 (Required)Ability to Relocate:Norfolk, VA 23513: Relocate before starting work (Required)Work Location: In person
