The firm is seeking a Property Manager to join its Arizona Real Estate team, working at our Chandler, AZ office. This individual will be responsible for the daily management of all the company's commercial properties within the assigned region while working with a team. This position will perform general clerical duties including tenant communications and vendor communicationsESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Property OperationsWork with regional team to ensure efficient operations of properties in a Class A fashionEnsure timely, professional and efficient responses to tenant requestsPrepare and present annual property budgetsPrepare and distribute CAM Estimates and CAM Reconciliation to all tenantsIdentify, engage, and manage vendors to maintain buildings, equipment and systemsManage vendor insurance documentation and ensure vendor insurance meets requirementsManage software for handling tenant maintenance requestsComplete property walks on a frequent and regular basisUpdate and present monthly reports for property expenses Initiate and resolve insurance claims with all partiesEnsure invoices are submitted and approved in a timely manner among the teamProvide land management duties, including timely filing of documentation and managing compliance Maintain leases, contracts and other property documentation in an organized fashionPrepare and maintain lease abstractsMaintain keys and access cards for all buildings in an organized fashionTenant ManagementProvide high level of customer service to tenantsEstablish and maintain strong positive tenant relationsPlan and hold tenant appreciation eventsAssist in planning broker events with Regional TeamMonitor accounts receivable and implement collection actions on delinquent accountsMaintain tenant insurance documentation and ensure it meets requirementsMaintain tenant information (current phone numbers and emails, emergency contacts, etc.). Manage security deposit refunds to tenantsAssemble tenant move-in packets and manage tenant move-in/out processesManage tenant notifications in a timely and appropriate fashionTenant Improvements / Capital ExpendituresSupport regional team in the completion of TI / CapEx projects to ensure projects are on time, on budget, consistent with local codes, and in compliance with leasesConduct punch walks with tenantsCoordinate various vendors simultaneously and ensure property accessEnsure smooth transition from completion of TI projects to tenant occupancyProvide appropriate timely tenant notification, if necessary, for TI / CapEx projectsRegional Office OperationsManage kitchen and office supplies at appropriate levelsProficient knowledge and ability to operate regional office systems and technologyPrepare and set up Regional Office to host events and presentations, including setting up technologyAttend regularly scheduled Regional Team meetingsProvide administrative assistance for submitting, maintaining, and filing documents with governmental entitiesQUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
