Commercial Roofing Project Manager

We are seeking a detail-oriented and results-driven Commercial Roofing Project Manager to oversee and manage all aspects of commercial roofing projects from start to finish. This role is responsible for ensuring projects are delivered safely, on time, within budget, and at the highest quality standards. The Project Manager will serve as the primary point of contact for clients, crews, subcontractors, and internal teams, driving efficiency, profitability, and customer satisfaction.Key ResponsibilitiesProject Planning & CoordinationReview project specifications, drawings, and contracts to develop project scope, schedule, and budget.Coordinate manpower, equipment, materials, and subcontractors to ensure project readiness.Obtain necessary permits, inspections, and approvals.Project ExecutionOversee daily jobsite activities, ensuring safety compliance, quality control, and productivity.Conduct regular site visits to monitor progress and resolve issues proactively.Communicate daily with superintendents, foremen, and crews to ensure smooth execution.Client & Stakeholder ManagementServe as the primary point of contact for clients throughout the project lifecycle.Provide clear, professional updates on schedule, progress, and issues.Manage expectations and resolve concerns to ensure high client satisfaction.Financial ManagementTrack budgets, costs, and profitability for assigned projects.Approve invoices, purchase orders, and change orders.Identify and pursue opportunities for supplements, change orders, and upsells to maximize revenue.Safety & ComplianceEnforce OSHA and company safety policies on all jobsites.Conduct safety meetings and ensure crews adhere to regulations.Document incidents and implement corrective actions when necessary.Documentation & ReportingMaintain accurate records including project logs, daily reports, and progress photos.Submit weekly progress reports to leadership.Close out projects with final inspections, warranties, and client sign-off.Qualifications3-5+ years of commercial roofing project management experience required.Strong knowledge of commercial roofing systems (TPO, EPDM, PVC, modified bitumen, coatings, metal).Strong financial acumen with experience managing budgets and change orders.Excellent leadership, communication, and organizational skills.Proficient with project management software, CRM systems, and Microsoft Office Suite.OSHA 30 certification (preferred).Valid driver's license and clean driving record.Key CompetenciesLeadership & Accountability - Holds crews and subcontractors accountable for results.Problem Solving - Quickly resolves field issues and minimizes delays.Client Focus - Builds trust and long-term relationships through clear communication.Attention to Detail - Ensures contracts, specs, and warranties are executed correctly.Revenue & Profit Driven - Maximizes profitability through supplements, change orders, and efficiency.Compensation & BenefitsCompetitive base salary + performance bonuses.Company vehicle or allowance.Medical, dental, and vision insurance.401(k) with company match.Paid time off and holidays.Career advancement opportunities within a growing company.
