We are looking for an experienced residential construction project manager to add to our growing team.POSITION PROFILEThis position is responsible for the management of projects with a high level of customer satisfaction from the initial concept stage through final construction. They are the liaison between all stakeholders and will manage all construction aspects of each project they are assigned. The candidate will have strong organizational, communication, estimating and financial skills. A broad range of construction methods and techniques, and an understanding of all the trades relevant to residential construction is required. They are expected to manage each project to an on-time completion and to stay within the budget.RESPONSIBILITIES· Provide construction guidance on design from the inception of a project to the completion of a project· Develop cost-effective plans and schedules for completion of each project following a logical pattern for utilization of resources· Blueprint layout and planning· Review architectural and engineering drawings to make sure that all specifications and regulations are being followed· Maintain the proper resources (staff, vendors, and materials) to complete each project with the highest construction performance standards for an on time on budget completion· Select, coordinate, and oversee the performance of all trade contractors· Help to develop project estimates and update estimates as project progresses· Obtain multiple vendor/trade bids for all projects to ensure the best vendor/trade is selected· Ensure all products for each project are ordered in a timely fashion· Draft and estimate all project change orders· Ensure project progress payment are made on time· Conduct weekly site meetings for each project, document and distribute to all stakeholders· Ensure all emergency calls are answered and address quickly and properly· Respond to clients, staff and vendors communications ASAP or within 24 hours· Manage construction contracts and help obtain all necessary permits and licenses· Supervise Lead Carpenters, reviews their reports, address reported difficulties, and correct any safety violations or other reported deficiencies· Forecast and report gross profit by month for each project· Develop and maintain construction schedule and ensure associated costs to achieve completion of project are on time and on budget· Take action to deal with the results of delays, bad weather or emergencies· Document all projects with before, during and after photographs· Report any significant issues or impact to the project to the owners· Ensure all work areas are clean and organized· Ensure project completion with little or no punchlist· Ensure the timely completion of punchlist items· Ensure all tools and equipment are kept in good working order and are safe for use· Ensure that all personnel and vendors on any project are performing within all OSHA regulations· Assist with any warranty issues· Teach/Mentor individuals that are less experiencedREQUIREMENTS· Five or more years of experience supervising construction projects with increasing complexity. Must have extensive residential construction experience.· Demonstrated competency in estimating, scheduling, budgeting/cost control, field supervision, vendor relations, financial reporting, and client relationships.· Ability to work under pressure while coordinating numerous activities and groups of people who need to cooperate to achieve maximum efficiency.· Excellent oral/written communication skills. Ability to interact and communicate well with coworkers, trade partners and clients.· Competency with Microsoft Project for scheduling and Microsoft Excel for estimating and budgeting. Adept to working with technology.· Valid driver's license and clean driving record.BENEFITSWe offer competitive wages/salary. The range for this position is $80,000-110,000 depending on experience.
