Vice President of Acquisitions Job SummaryThe Vice President of Acquisitions is responsible for sourcing, underwriting, and closing Class A/B core-plus and value-added multifamily acquisition opportunities that align with JVM Realty's investment strategy. This position requires sophisticated financial analysis, a high level of attention to detail and collaboration across operations, investor relations and accounting departments. The role reports to the SVP of Acquisitions and will collaborate closely with the Chief Investment Officer.Your Impact and Job ResponsibilitiesDeal Sourcing & ExecutionClose 2-4 multifamily acquisition opportunities annually in the $50-100 million range through established networks of owners and brokers.Present investment opportunities to the Investment Committee with comprehensive financial analysis and market positioningLead due diligence processes including legal, financial, physical reviewsAsist in negotiating purchase agreements, financing terms, and joint venture agreementsLead depositions of existing assets including conducting hold-sell analysis, broker selection, working with buyers and managing the closing processFinancial Analysis & Market IntelligenceUnderwrite complex real estate acquisition deals using proprietary excel models Analyze financial statements, rent rolls, and operating histories, etc. to inform detailed underwriting Perform detailed market and submarket surveys including competitive analysis, demographic studies, and supply/demand dynamicsDevelop and maintain comprehensive market intelligence for Midwest markets with expansion capability for multi-regional growthCreate investment memorandums and presentation materials for internal and external stakeholdersCapital Markets & Investor RelationsParticipate in negotiation of project financing including debt placement and equity structuringSupport capital raising from high-net-worth individuals, institutional investors and family officesAssist in presentation development for investor meetings and capital raising activitiesLeadership & Team ManagementCollaborate with cross-functional teams to ensure seamless transaction executionParticipate in strategic planning and market expansion initiativesContribute to departmental budget planning and expense managementWhat You'll Bring - Required Skills and ExperienceExperience Requirements5-10 years of institutional multifamily acquisition experienceDemonstrated track record in Class A/Class B core-plus value-added investment strategiesExperience with institutional-quality underwriting and due diligence processesExperience negotiating joint ventures with institutional partnersEstablished network of private and institutional capital relationships Midwest market familiarity preferred; multi-regional capability a plusProven ability to manage complex transaction timelines and multiple stakeholdersEducation & CertificationsBachelor's degree in business, finance, real estate, or related field requiredAdvanced degree (MBA, MS Real Estate) strongly preferredTechnical SkillsSuperior financial modeling and analytical capabilities with attention to detailAdvanced Excel skills including complex financial analysis and scenario modelingStrong presentation skills with PowerPoint and other business softwarePersonal AttributesHighly task-focused independent critical thinker with a high level of attention to detail.Excellent communication and negotiation skillsAbility to travel to target markets when required Strong relationship-building capabilities with brokers, lenders, and industry professionalsResults-driven with ability to work in fast-paced, entrepreneurial environmentCompensation & BenefitsBase CompensationSalary Range: $150,000 - $175,000 annually plus bonus.
