As an Acquisition Analyst / Associate you will support the evaluation and execution of acquisition opportunities. This role involves market research, financial analysis, due diligence coordination, and assisting in transaction management to help grow the company's industrial property portfolio. You'll work closely with senior leadership and the entire acquisitions team in an entrepreneurial environment where your contributions directly impact portfolio growth. This role manages a steady flow of active deals, making it ideal for professionals who thrive in a collaborative, dynamic, and transaction-focused setting.Key Responsibilities:Build and maintain financial models including scenario and sensitivity analysesConduct initial screening and underwriting of opportunitiesCoordinate documentation and communication during due diligence and closingPerform due diligence, including review of leases, operating expenses, and third-party reportsPrepare investment materials for the Investment Committee and capital partnersResearch market trends, demographics, and economic drivers to support acquisition strategiesMaintain acquisition pipeline reports, databases, and transaction tracking toolsSupport transaction closings, ensuring all required documents and deliverables are completed accurately and on timeSupport asset management with repositioning, refinancing and disposition strategies. Qualifications:Bachelor's degree in Real Estate, Finance, Economics, or related field2+ years (3-5 years preferred) in acquisitions, real estate investment, underwriting, or a related analytical/deal-focused role (private equity, REIT, institutional lending, investment banking, or transferable experience)Strong financial modeling and analytical skillsAdvanced Excel skills with the ability to translate data into actionable insightsProficiency in Argus, PowerPoint, and real estate databases (e.g., CoStar, LoopNet)Excellent communication, organization, and attention to detailAbility to handle high-volume of workflowThis is an outstanding career opportunity for the right person interested in working for an owner/operator with an intense focus on growing its industrial presence on a national scale.
