Job Description:Reap Management is currently seeking a dynamic and experienced Operations Support Manager to join our team. In this role, you will lead and shape the success of multiple properties within your assigned area, ensuring they align with our mission and core values.Company Description:Reap Management is a dynamic and growing company that owns and manages multifamily properties with a focus on high-quality garden-style value-add apartment homes. Our current portfolio consists of 1,783 units across eight assets with additional assets being added prior to the end of this year. Impact:As a Operations Support Manager at Reap Management, your influence will extend beyond day-to-day operations, shaping the success and reputation of the portfolio. This position reports directly to the Regional Director.Key Responsibilities:Operational Management:This role is based onsite and responsible for conducting business at the property level.On an as-needed basis, you will be expected to provide coverage and fill in for vacancies across the portfolio.Guide and mentor onsite staff, providing guidance and support to achieve operational excellence.Lead by example and maintain a positive work environment.Strives to foster a culture of both accountability and strong team member retention.Suggests and implements best practices in all areas of the business. Provides support to property teams for AppFolio and other applications used by the firm. Conducts regular quality control reviews to maintain high standards in leasing, resident services, and property operations.Financial Oversight:Works with Community Managers to complete mid-month and end of month close outs. Conducts audits on an as needed basis. Implement cost-saving measures while maintaining property quality and resident satisfaction.Resident Relations:Assist onsite teams with renewal calls. Monitors renewal process across the portfolio with increased support at properties without an Assistant Manager. On an as needed basis address resident concerns and resolve issues in a timely and professional manner.Ensure high levels of resident satisfaction and retention through effective communication and problem-solving.Coordinates and monitors leasing activities across assigned properties to drive performance, maximize occupancy, and deliver excellent customer experiences.Marketing and Leasing:Work with on property and marketing team to improve strategies to attract and retain residents.Assists in market surveys, property events, and other in person marketing efforts. Collaborate with leasing teams to maximize occupancy and revenue.Facilitate ongoing training for leasing teams, including monthly sales and marketing seminars, to enhance skills and performance.Compliance and Risk Management:Ensure properties comply with local, state, and federal regulations, including Fair Housing laws.Manage property insurance and handle risk management issues.Implement and oversee safety and emergency procedures.Provides oversight of collections and eviction activities, guiding on-site teams to achieve financial objectives while maintaining strict adherence to legal standards and company policies.Capable of representing the community in court for eviction filings, ensuring all legal proceedings are handled with professionalism and accuracy.Crates resident forms which are used physically and digitally. Works to create a paperless environment. Reporting and Administration:Prepare and present regular reports on property performance, including financials, occupancy, and maintenance issues.Maintain accurate and up-to-date records for each property.Utilize property management software for reporting and operational tasks.Actively participates in regular meetings and training sessions to stay informed and continuously improve skillsSpecial Projects:Tour visitors, such as investors, partners, lenders or brokers.Participate in special assignments from time to time as directed by senior level team members.Qualifications:Progressive advancement within the multifamily industry.At least 2+ years' experience in multifamily property management as a Community Manager.Proven ability to train, mentor, and develop team members is highly valued.Long term focus and desire to work in a fast-paced, growing organization.Consistent attention to detail, strong organizational skillsExcellent written and verbal communication skillsAbility to listen, understand goals, and think creativelyExperience with property management software, such as AppFolio, is a plus.Valid driver's license and auto liability insurance requiredReliable transportationProfessional-level proficiency in Spanish is a plus but not required.Physical Demands:Ability to climb up to four flights of stairs to access apartments.Ability to walk several acres to tour community.Some lifting; up to 25lbs.Ability to sit or stand for long periods at a time.Benefits and Compensation:Competitive pay with bonus potentialMedical, Vision, and Dental insurancePaid Vacation & HolidaysPay: $75,000 - $85,000This job description is not designed to cover or contain a comprehensive list of activities, duties or responsibilities that are required of the employee.
