This is a critical role that handles maintenance of all structural, electrical, plumbing, phone, and mechanical equipment in all Richmond SPCA facilities, as well as fleet vehicle maintenance and building security. The Richmond SPCA, an organization working to cultivate a community committed to saving, protecting and enriching animal lives, is seeking a Facilities Manager to lead their team of facilities and custodial staff members and support the maintenance of all Richmond SPCA facilities, which include an animal shelter, an adoption center, dog training facilities, a veterinary hospital, a spay/neuter clinic and administrative offices. Monday - Friday, daytime schedule: Occasional weekend, evening and holiday work is required Requirements: At least 18 years of age High school diploma or equivalent Strong computer skills (Word, Excel, MS Outlook) Able to routinely lift 40-50 lbs Able to push/pull a large cart Able to work around animals (including those who are sick or injured or who have behavior challenges), loud noises, cat litter, animal waste, and various chemicals Able to bend and use your arms in a repetitive manner Able to kneel, stoop, and use stairs and ladders Able to be on your feet for extended periods of time Willing to work in all weather conditions ESSENTIAL DUTIES AND RESPONSIBILITIES: Directly oversees facility operations, including scheduling, performing, and prioritizing preventive and corrective maintenance tasks Oversees facilities staff, completes payroll and performs supervisory tasks Prepares the annual operating budget for the facilities department and forms recommendations for capital improvement projects and schedules Ensures safe, efficient system operations and promotes responsible use of energy and resources Performs interior and exterior facility tours Manages contractor and vendor relationships; assists the CFO with the negotiation of contracts for a variety of services for equipment (HVAC, elevator, power wash and water treatment, etc.) and grounds (lawn and snow removal) maintenance, and janitorial and refuse removal • Assists with capital building projects Manages all requests for internal repairs and facilities support, prioritizing and assigning work tasks internally when possible and utilizing outside contractors when not Performs repairs as needed Performs monthly roof inspections Oversees parking lot and sidewalk safety during inclement weather Ensures inspections of elevators, life safety equipment, and physical security systems are completed and schedules the performance of necessary corrective measures Ensures proper maintenance of all organization vehicles and helps develop policies to guide vehicle usage Works with management team, staff, architects, engineers, and contractors to conceive, research, develop, recommend and implement a variety of projects with the goal to improve the organization and support its mission with respect to the facility, grounds, systems and equipment Works with Director of People Operations to ensure employee and facility security, to include participating in the organization"s Health and Safety Committee Coordinates with Director of People Operations to ensure the maintenance of all record keeping including facility audit documentation, daily work checklists, training verifications, and other paperwork needed for compliance and oversight Handles urgent situations and security concerns as they arise, including during some non-business hours Maintains systems while identifying opportunities for continuous improvement and increased efficiency Fosters a culture of respect, collaboration, and mission-driven work Represents the Richmond SPCA in a professional and courteous manner at all times Participates on special projects as assigned Assists with special events of the organization as needed Efficiently manages and delegates tasks when necessary Other duties as needed or assigned The Richmond SPCA is an equal opportunity employer.
