Position: Commercial Real Estate ParalegalLOCATION: Fort Lauderdale, FL 33301 - onsite 5x a weekDURATION: PERMSALARY: $70-90K per year annual salary. Exact compensation may vary based on several factors, including skills, experience, and education.Benefit packages for this role include: [description should be provided by the client since this isfor a perm position- Benefit packages for this role may include healthcareinsurance offerings and paid leave as provided by applicable lawMUST HAVES:Familiarity with all aspects of commercial real estate from intake, close and post-closingExperience with drafting loan documents5 years' experience with commercial real estate at a law firmExperience in the following software or systems: ATIDS, Doubletime, AgentNet, TitleWave, Microsoft Office (Word, Excel, Outlook), Adobe PDF Pro, Propel, AltaStar is a plus.Duties and Responsibilities:Real Estate Paralegal needed in our Downtown Fort Lauderdale office. The Real Estate Paralegal plays a crucial role in supporting the Real Estate practice group and boosting attorney efficiency by managing information and aiding in the delivery of legal services, including client interactions. This position demands a proactive attitude to ensure tasks are completed on time, exceptional organizational skills, keen attention to detail, and the ability to excel in a high-volume, fast-paced environment. The Paralegal will be expected to track and record their own billable time.Track all billable and non-billable time in 3EResearch skills and use of platforms for conducting/analysis of resultsProofread all documents and correspondence for accuracyAssist in preparing basic contracts, including lease agreements and purchase agreementsIdentify which documents are necessary for closing and generate same with limited or no oversightFacilitate communication between the attorneys for buyer and sellers Order and review title reports, lien letters, surveys, etc.; flag issues; and have a firm understanding regarding what must be done to clear any issues prior to closingAttend closing with attorney when necessary Monitor financial transactionsMonitor deadlines for closing purposes and due diligence mattersRevise documents and keep track of deal changes and update accordinglyPrepare signature pages for all deal documentsEntity formation including preparation and filing of amendments to organizational documents as necessaryPrepare and maintain closing checklistsAssist in preparations for closing and attendance at closings, whether in escrow or in personPrepare closing statements via Excel and/or using the e-closing softwarePrepare of title synopsis for attorney Assist attorneys in commercial real estate matters when necessaryFamiliarity with the terms FinCEN, KYC and 1031 Exchange, and how they are relevant to real estate transactionsMaintain good relationships with clients and vendors in professional mannerMaintain organized files for voluminous transactionsHandle attorney support aspects of a commercial transaction, title/survey review, UCC research and filings, due diligence, ancillary document drafting, and closing/post-closing proceduresDraft closing documents and loan documents and/or research for forms and legal language to include in loan documents for attorney to draftReview of title requirements and exceptions; research/review of public records documentsOnline research with city, county, state and governmental entities applicable to transactional and loan closingsReview of all variety of due diligence items for purchase, sale, lease, loan and construction mattersPreparation of title policies and endorsementsPost-closing assembling of all closing documents for closing binder and prepare indicesOrganize documentation in filesite so that anyone looking at the matter can locate pertinent documentsE-record documents with counties and filing of documents with applicable state entitiesReview of organizational charts and documents; preparation of resolutions and written consentsReview of contracts and prepare critical date listsDraft/review of title objection letters and responses to sameReview of surveysOther duties as assigned
