Neal Communities is seeking a dynamic and strategic Vice President of Marketing to lead our marketing efforts and elevate our brand presence. This executive role is responsible for developing and executing comprehensive marketing strategies that drive brand awareness, generate leads, enhance customer engagement, and support sales growth. The VP of Marketing will oversee all facets of marketing, including digital and traditional media, advertising, public relations, market research, and community outreach, while ensuring alignment with overall business objectives. Collaborating closely with the executive team, sales leadership, and external partners, this individual will play a critical role in fulfilling the needs and aspirations of homebuyers who are ready, willing, and able to purchase.Key ResponsibilitiesStrategic LeadershipDevelop and execute a comprehensive marketing strategy to enhance brand visibility and drive home sales.Oversee brand positioning, messaging, and marketing campaigns across multiple channels.Collaborate with the executive team to align marketing initiatives with business goals and revenue targets.Conduct market analysis to identify trends, opportunities, and competitive positioning within the Florida homebuilding industry.Lead Generation & Demand MarketingDrive lead generation through digital marketing, social media, SEO/SEM, paid advertising, and community engagement.Partner with the sales team to develop lead nurturing strategies and optimize the customer journey.Evaluate and implement marketing automation tools and align with CRM systems to enhance lead tracking and conversion.Digital & Traditional MarketingManage digital efforts including website content, social media, content marketing, and online advertising.Oversee traditional marketing initiatives such as print advertising, signage, model home branding, events, and direct mail.Ensure the companys online presence effectively engages potential buyers and generates high-quality leads.Promote public awareness of the company's community and philanthropic initiatives.Identify PR opportunities to support land use approvals (in coordination with the Public Policy department).Maintain general awareness of the founders' public relations goals and responsibilities.Brand Management & Customer ExperienceEnsure a consistent and compelling brand presence across communities, sales offices, and marketing materials.Lead community launches, grand openings (virtual and in-person), and event marketing campaigns.Develop strategies to boost customer engagement, gather testimonials, and encourage referrals.Collaborate with the Design team to create garage Sales Centers in new communities.Oversee the accurate presentation of builder story, floor plans, features, and the sales-to-closing process.Budget & Performance ManagementDevelop and manage the annual marketing budget, ensuring effective use of resources.Analyze campaign performance, lead quality, and conversion rates to optimize strategy.Present performance reports and marketing ROI to the executive leadership team.Market Awareness & ResearchMonitor housing products across Sarasota, Manatee, Lee, Collier, and Charlotte counties.Identify market gaps to inform potential expansions of the company's product offerings.Maintain pricing and discount policy documentation.Oversee competitive market analyses (CMAs) in coordination with the Finance Department to determine pricing strategies.Track competitive trends in options, premiums, custom features, and structural additions.Stay informed on geographic trends related to growth, development, and land availability.The responsibilities listed above are intended to describe the general nature and level of work performed and are not an exhaustive list of all duties and tasks required.What You BringBachelors Degree in Marketing, Communications, Business or related field or equivalent work experienceFive to ten years of new construction marketing management experienceStrong leadership and team management skills, with experience overseeing internal teams and external agenciesExpertise in digital marketing, SEO, SEM, paid media, and CRM tools (e.g., Salesforce, HubSpot)Experience managing multi-million-dollar marketing budgets and optimizing ROIUnderstanding the customer, product development, and client relationshipsStrong knowledge of Floridas real estate market and homebuyer demographics is a plusMarketing concepts and positioningHighly creative and analytical thinking skills are criticalExceptional verbal and written communication skillsEnthusiastic, motivated and high-energyProven leadership skillsProject Management skill set Team player; collaborativePhysical RequirementsWhile performing the duties of this job, the employee is frequently required to sit; use hands to handle, or feel objects, tools, or controls; talk and hear Position requires sitting, standing, walking, bending, stooping, grasping, writing, typing, repetitive motions, hearing ability, visual acuity, and climbing stairs on occasionThe employee frequently uses a computer keyboard, regularly travels (as a vehicle driver and as a passenger on various modes of transportation), and occasionally performs work on-site at construction worksitesSpecific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
