Job **We are seeking an experienced, proactive and detail-oriented Property Manager in the Fairmount Region of our Philadelphia portfolio. This role is responsible for the overall operational and financial performance of the property including tenant relations, leasing, maintenance, compliance, budgeting, and team leadership. The ideal candidate will have strong leadership, communication, and organizational skills.Key *Operational ManagementOversee daily operations.Maintain effective property management policies and procedures.Ensure compliance with federal, state, and local housing regulations and fair housing laws.Financial OversightPrepare monthly reports on property performance, including occupancy rates, rent collection, and expenses.Prepare quarterly budget reports.Leasing and OccupancyOversee leasing operations to ensure high occupancy and tenant retention.Ensure timely processing of applications and lease agreements.Maintenance and Facility ManagementManage on-site maintenance staff, vendors and contractors.Schedule preventative maintenance and address repair needs promptly.Quality AssuranceOversee the unit turnover process to ensure readiness and quality standards are met.Monitor and maintain the safety, cleanliness, and curb appeal of buildings and surrounding grounds.Manage purchasing and procurement of materials and supplies as needed.Tenant RelationsHandle tenant communications, disputes, and conflict resolution in a professional & timely manner.Manage all aspects of Landlord-Tenant matters, including but not limited to court proceedings.Enforce lease terms and address non-compliance issues effectively.Oversee move-in/move-out procedures, inspections, and documentation.Team LeadershipSupervise, and evaluate on-site maintenance personnel.Conduct regular staff meetings and performance reviews.*Minimum 2+ years of property management experience.Strong knowledge of property management software (e.g., Yardi, Rent Café).Excellent leadership, problem-solving, and customer service skills.Ability to manage multiple priorities under tight deadlines.**Excellent communication, customer service, and interpersonal skills.Strong organizational and time management skills.Problem-solving ability and conflict resolution skills.Ability to work independently and as part of a team.
