Our company is dedicated to providing diversely attractive living spaces in both aesthetics and price for New Yorkers with our multifaceted portfolio consisting of over 1,000 units in Manhattan's most desirable neighborhoods ***** Upper East Side, West Village, Midtown East, Chelsea, East Village, NoHo, Upper West Side, Union Square, Greenwich Village, and Lower East Side.Manhattan Residential Real Estate firm seeks an Assistant Property Manager responsible for managing residents and regulatory compliance for rental properties in Manhattan.We are looking for the right candidate who is eager to learn the ins and out of property management.Responsibilities include but may not be limited **Assist with the management of uptown apartment buildings containing both residential and commercial spaces located in Uptown Manhattan.Conduct frequent property inspections to ensure appropriate standards of quality are maintained and in compliance with City, State, and Federal regulations/statutesCoordinate and follow up on work orders with staff/crew, third-party vendors, superintendents, tenants, supervisors, insurance personnel, and government agencies (DOB, DEP, HPD, ECB, etc.)Develop and implement building ** move-ins/move-outs, renovations, maintenance, etc.Negotiate, review and approve vendor contracts and relationships related to building maintenance, repairs, and renovationsMaintain maintenance records for each property and unitReview and approve all appropriate invoicesProvide superior resident service, assuring that all complaints/concerns are resolved and responded to in a timely manner.Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues, and other tenant concerns.Direct supervision of building staff, resolution of staff issuesAssist the Upper Property Management team and Building OwnersPreferred **Bachelors Degree in Real Estate, Business Management or another related fieldA minimum of 2 years' experience in Property Management (residential/commercial), rental residential in New York City preferred.General knowledge of basic building systems (plumbing, heating, etc). Working knowledge of city codes, state and federal laws.Computer proficient (Microsoft Office & experience in Property Management software such as Yardi, AppFolio preferred)Ability to assess and prioritize urgent matters accordinglyMust have interpersonal skills allowing for clear communication with colleagues, residents, subordinates, contractors, attorneys, etc. while exercising tact and diplomacyAbility to handle various types of personalities and possess conflict resolution skillsMust have an eye for detailAbility to maintain composure and professionalism in a fast-paced, high-volume environment.Must be professional at setting priorities and coping with competing demands.Excellent time-management and general organizational skills.Room for growth within company***
