Job DescriptionIt is the responsibility of the Project Executive (PX) to act as the chief liaison between Vernon and the owner, architect, engineer, specialty consultants, and other members of the project team. It is the PX's responsibility to ensure that the team is working harmoniously and meeting the overall project's requirements, such as completing the project on schedule, within budget, and according to quality specifications. It is also the PX's responsibility to acquire the proper resources to perform the work, often from department heads, or arrange for the hiring of personnel with the Human Resources department. The PX needs to keep upper management informed about the overall project status and bring major issues to upper management's attention. The PX should also cultivate and maintain a positive relationship with all members of the project team (owner, lenders, brokers, consultants, and trade associations). The PX is ultimately responsible for the satisfaction of the client. The PX is involved in multiple projects at a time. Responsibilities· Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction.· Participate extensively in the work acquisition process, working to define and develop project budgets and schedules that will achieve profitability objectives taking into account project-specific challenges.· Set appropriate milestones and assign staff qualified to handle the scope and complexity of the project.· Work closely with clients, owners, architects and subcontractors to develop relationships that exceed the client satisfaction to Vernon's demanding standards.· Provide oversight in managing all necessary resources throughout the entire project from start-up through closeout and ensure that the Owner's expectations regarding budget, schedule, and quality, as well as Vernon's profitability objectives are met or exceeded. It is expected that the Project Executive owns the project from Pre-Construction thru Closeout and beyond. This involves:o Oversight of projects at a high level from beginning to end including budget, costs, unexpected events, general performance, and overall progress against plan.o Ensure that the day-to-day operations of projects are transitioned effectively to Project Managers and Superintendents from Preconstruction when work commences in the field.o Mentor, train and coach staff to perform to or exceed Vernon standards.o Represent Vernon to the Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors.· Project Acquisitiono Participate in bidding and estimating process to win projectso Participate to understand unique owner needs, to represent Vernon capabilities and help close potential clients.o Review projects for unique challenges that will impact budget/profitability objectives o Utilize industry contacts and relationships to generate appropriate project leads and follow through to acquisition as required.o Participate in and contribute to the RFP response process including editing for project specific content, and interview preparation and participation as requested.o Participate in Contract negotiation · Project Start Up/Turnover/Pre-Constructiono Assign appropriate Project Staff (Includes Project Management and Field Staff)o Review and approve the pre-mobilization activities.o Ensure Turnover meeting occurs between Preconstruction and Operation teamso Be the pre-construction lead as requested, working closely with the pre-construction and estimating teams to develop project specific budgets, schedules and logistics plans.o Responsible for ensuring that Projects achieve budget, schedule, quality and profitability objectives.§ Maintain a thorough understanding of the Vernon/Owner Contract. Ensure project team understanding of same and that project achieves compliance with.§ Visit sites regularly to monitor project performance, schedule, and expenditures with project staff, highlight potential challenges and provide leadership in responding creatively to bring projects in on schedule and under budget, and to the standard of quality expected.· People:o Monitor and evaluate Project Manager and Superintendent staff assignmentso Responsible for development of entire teamo Assist in sourcing and screening of candidates as requested; mentor, coach and train them to perform and ensure effective matching of talent to project scope· Financial Performanceo Cash Managemento Accounts Receivableo Accurate Financial Forecastingo P&L including full understanding of project contingencies, liabilities and savings potential· Schedule Performanceo Assist the project staff in the development of the Baseline Scheduleo Monitor schedule performanceo Assist the project team in initiation of workflowo Ensure Project Staff understands and is trained in company procedures and monitor compliance· Safetyo Champion jobsite safety effort, motivating the on-site team in the implementation of Vernon's "˜Winning' Safety Culture· Meeting Managemento Attend all scheduled meetings necessary to monitor and manage project profitabilityo Chair and/or attend weekly project staff meetings· Client Relationshipso Attend owner and project meetings, maintain continuous client contact to gauge performance perceptions and communicate relevant information to Project Teamo Become the Vernon representative on the teamQualifications· Bachelor's degree with a minimum of 15 years of construction management experience for a GC or CM at Risk firm· In-depth knowledge of intricate commercial construction practices required· Experience leading multiple successful project teams including development of direct reports and maintaining relationships with external entities· The ability to manage and embrace change. Respond and adapt to new processes.· Proactive, not reactive - ability to foresee, anticipate and resolve issues before they happen· Candidate must possess Vernon's Core Values: Leadership & Teamwork, Innovation, Integrity, Quality, Relationships, Safety· Experience working for New York State and New York City agencies (DASNY, OGS, SUCF, DDC, SCA, etc.)Salary· $200,000 - $250,000
