Job SummaryThe Preconstruction Manager is responsible for leading all preconstruction efforts on Data Center Server Hall Fit-Out projects, including estimating, budget development, design coordination, and client communications. This role requires deep expertise in MEP systems, fast-track delivery models, and mission-critical infrastructure. The Preconstruction Manager collaborates closely with clients, design teams, and internal stakeholders to ensure scope alignment, cost control, and constructability throughout the design phase.This individual plays a pivotal role in setting the tone for project success by shaping early strategy, identifying risks and opportunities, and delivering reliable pricing and schedule forecasts.Key ResponsibilitiesPreconstruction LeadershipManage the full preconstruction process from project pursuit through handoff to operations.Lead internal and external coordination of drawings, specifications, and scope development for white space/server hall build-outs.Analyze design documents for completeness, constructability, and cost efficiency.Develop clear scopes of work and bid packages for critical trades, with a strong focus on MEP, controls, containment, and electrical infrastructure.Guide design decisions based on schedule, budget, and availability of materials and systems.Estimating & Budget ManagementLead the development of detailed conceptual, schematic, and design development estimates.Track and update budgets throughout design progression; provide clear cost breakdowns and value engineering options.Solicit and evaluate subcontractor pricing to ensure coverage, scope clarity, and market alignment.Manage historical cost data and use it to inform future pricing models and early-phase budget development.Support procurement strategies and long-lead item planning.Client & Design Team InteractionServe as the primary preconstruction contact for clients, design teams, and trade partners.Facilitate early-phase meetings to clarify expectations, project goals, and OPR (Owner Project Requirements).Present estimates and budget updates with clarity and confidence to internal and external stakeholders.Collaborate with owners to manage scope changes and maintain alignment with overall project goals.Internal Collaboration & HandoffPartner with Project Managers, Executives, and Field Teams to ensure seamless transition from preconstruction to execution.Provide project-specific insights on logistics, phasing, temporary systems, and constructability.Lead internal kickoff meetings and contribute to risk management planning.Support the development of preconstruction deliverables, including project schedules, cash flow forecasts, and bid comparisons.QualificationsBachelor's degree in Construction Management, Mechanical or Electrical Engineering, or a related field required.7+ years of experience in preconstruction and estimating, with at least 3 years focused on mission-critical or MEP-intensive projects.Proven track record of leading preconstruction efforts for data center server hall fit-out or similar technical build-outs.Deep understanding of electrical and mechanical systems, including UPS, switchgear, CRAH/CRAC units, containment, and structured cabling.Experience with GMP, lump sum, and design/build project delivery models.Proficient in estimating software (e.g., Accubid) and construction tools including Procore, Bluebeam, and Microsoft Project.Key Skills & CompetenciesMission-Critical Acumen: In-depth knowledge of infrastructure, systems coordination, and phased construction in data center environments.Detail-Oriented Leadership: Capable of managing multiple priorities and coordinating large volumes of preconstruction data with precision.Client-Facing Professionalism: Communicates technical information clearly and confidently to owners, designers, and partners.Cost Management Expertise: Skilled in developing and managing detailed estimates and identifying cost savings and risk areas.Collaborative Team Player: Builds strong working relationships with operations teams, trade partners, and external consultants.Problem Solver: Able to resolve conflicts and guide clients toward practical, cost-effective solutions.Strategic Thinker: Understands the business impact of design choices, procurement timing, and labor availability.
