Facilities Maintenance CoordinatorOnsite In Office Monday-Friday** Brookshire, Texas Ensures facilities, building services and equipment, and production equipment are code compliant and operating reliably and optimally, performing basic maintenance and repair, engaging 3rd parties as necessary.Job DutiesPerform routine maintenance and repair on facilities, building services and equipment, and production equipmentPerform preventive maintenance, except as required by 3rd party contract or regulationsEnsure maintenance and repairs are scheduled and performed to minimize production disruptionDevelop and implement preventive maintenance programs to ensure equipment reliability and optimizationEnsure employees and contractors are effectively trained to operate facility equipmentDevelop and implement facilities cost reduction programPrepare preliminary cost estimates, project proposals, and capital expenditure requestsNegotiate contracts for facilities maintenance and facility modifications that meet the Company needs and with favorable terms & conditionsImplement and manage maintenance vendor contractsDirect contractors and assigned employees to complete projects as neededServe as primary emergency responder for any facility issuesCommunicate project statuses through written reports and informal contactsMaintain required maintenance logs and filesBring full effort to bear on tasks assigned by managerGive manager best adviceGive earliest notice when work cannot be delivered as specifiedCooperate and collaborate with peers and interact cross-organizationally as specified by managerExemplify Company Core *** Integrity, Client Focus, Team Orientation, and Personal CommitmentComply with all Company policies, practices, and procedures and all regulations and lawsRecommend viable improvements proactivelyEnsure effective utilization of business tools and processesJob RequirementsHSD or equivalent3-5 years’ experience in facilities maintenance and operationsWorking knowledge of electrical, plumbing and mechanical codes and systemsDemonstrated skill and experience using basic hand tools effectively, including, but limited to, sockets, wrenches, screwdrivers, multi-meterDemonstrated experience successfully negotiating and establishing facilities/maintenance contractsAbility to spend prolonged periods standing and walking throughout facilitiesAbility to lift up to 50 lbs.Ability to bend, lift, stretch, climb, and crawl to maintain equipment and buildingsAbility to perform work in a variety of weather conditionsAvailability as first point of contact for any facility emergencyAvailability to travel less than 5%Associate’s degree in related field5 years’ experience in facilities and operations in a manufacturing environmentHighly skilled and experienced in HVAC systems maintenance
