Job Summary: The Property Manager oversees all aspects of the designated property’s daily operations, ensuring safe living conditions for residents and a positive work environment for staff. The position requires a strong leader and a team player who has good conflict-resolution skills and is able to respond calmly to crisis situations. S/he must understand and be sensitive to the issues that face disabled or elderly residents and practice sound personnel and building management practices. We encourage people of color to applyEssential FunctionsWhat You Will DoOversee all aspects of the building(s)’ daily operations, ensuring safe living conditions for residentsResponsible for complying with all guidelines, procedures, and regulations of all applicable regulatory agenciesProcess paperwork for applications, move-ins, move-outs and certifications in compliance with regulatory agencies’ procedureOrient new residents to building site, policies and programsRespond to staff or resident grievances and provide problem resolution assistanceConduct regular building and property inspections with the Maintenance StaffTrain and supervise staff in building and emergency procedures, resident rules, and record keepingDevelop, monitor, and maintain the property budgetWork with Resident Services Coordinator to offer services that benefit the residentsJob ResponsibilitiesOversees all aspects of the designated property’s daily operations, ensuring safe living conditions for residentsProcess necessary paperwork for applications, move-ins, move-outs and certificationsProcesses evictions with assistance from SupervisorPerform regular property management accounting on computerized accounting systemCreate all regular reports (weekly vacancy, monthly status, etc.)Ability to develop, implement and monitor site budgets and variance reportingCreate/manage files for all residents and maintain integrity of applicant waiting listCollect rents and security deposits, and make bank depositsOrient new residents to building site, policies and programsRespond to staff or resident grievances and provide problem resolution assistanceVerifies incomes and complies with HUD, TCAC or other regulations regarding income certifications and other documentation/correspondence. Completes annual re-certifications in a timely manner.Conducts annual unit inspections at time of resident re-certification.Report regularly to supervisor on status of buildings, program, staff and residentsResponsible for determining, tracking and administering capital improvements and replacement programs, preventive maintenance and capital improvement programs under the direction of the Property Supervisor.As applicable, along with Resident Manager, attend resident meeting a minimum of once per yearResponsible for the recruitment, interview, and selection for directly supervised position vacanciesOrients new employees to positionSets and oversees employee work schedulesSupervise, train, and oversee the work of all on-site staffProvides performance feedback to employees, including coaching, counseling and disciplining.Write and conduct performance reviews for staff supervisedDevelop work goals for staff supervisedEnsure staff knows and follows safe work practices and policiesTrain and supervise staff in all building and emergency procedures, resident rules, record keepingTrains staff on emergency procedures and employee safetyApproves timesheets and time-off requestsInteract with collaborative agencies as neededFollow policies and procedures, including safe work practicesPerform other duties as assignedOtherEmbody organization values (respect & compassion, empowerment, teamwork)Contribute to a safe and pleasant work environmentFollow policies, procedures, and safe work practicesOther duties as assignedKnowledge, Skills, And ExperiencePleasant and professional manner with calm dispositionAble to maintain a calm and professional demeanor in all communications with residents, vendors and staffSound judgment.
