Maintains building structure andsystems including life safety systems, building automation systems, preventive maintenancesystems, electrical, refrigeration, plumbing, heating, cooling, structural, ground care, parkingareas and kitchen area etc. Provides community project management oversight and ensures asafe environment for residents, staff and visitors. Performs other duties as assigned. This is asafety sensitive position. Principal Accountabilities / Essential Job Functions:Leadership Member of community Cabinet team. Works collaboratively with Executive Directorand Cabinet team to ensure success in meeting and exceeding community goals inoperations, human resources, sales and resident care. Responsible for oversight of the Maintenance staff, which includes hiring, training anddevelopment, counseling, performance evaluation, functional development anddisciplinary action. Oversees training of all staff on maintenance policies and procedures. Trains newly hired Directors of Engineering in other communities as requested. Advancesthe employee relations strategy to build the right work environment to increaseemployee engagement and remain “issue” and union free. Increases personal growth and development through formal and informal educationprograms.Operations Evaluates and recommends staff and physical resources required for operations. Works with residents and staff to ensure needs are met and work is completed in a timelymanner. Plans, implements and administers an effective preventative maintenance program inaccordance with approved company procedures and engineering practices. Develops action plans for achieving community objectives. Manages community work orders and preventative maintenance programs. Manages all distribution systems for electricity, water, steam, gas, etc. Manages and / or completes daily chemical testing of the following areas: boiler, coolingtower, condensate return system, closed loops, open loops, pool and spa. Manages, inspects and responds to alarms within the building automation system andfire life safety system. Manages and operates air conditioning, heating, ventilation and refrigeration systems. Keeps all charts and records pertaining to heat, light, power and costs of the facility. Maintains interior/exterior building(s) and grounds. Implements the energy management program. Develops and monitors quality assurance initiatives, conducts building inspections andoversees compliance with regulatory authorities such as OSHA, NFPA, ACHA and LifeSafety. Ensures regulatory required testing and documentation is completed. Develops a community capital improvement plan. Prepares Requests for Proposals, monitors and coordinates the services performed byoutside contractors in accordance with all company approved contracts, leases, serviceagreements, and warranties. Oversees capital projects and upgrades as requested. Manages and/or participates in community Safety Committee. Assists in developing the community Disaster Plan. May be required to use vehicle to pick up parts and supplies. Supports the employee survey process and partners with Director of Human Resourcesand Cabinet team to develop and execute subsequent improvement programs. Supports the resident survey process and partners with Cabinet team to develop andexecute subsequent performance improvement programs. Coordinates with other Cabinet team members on special events and activities.Financial Participates in the development of and monitors the operating budgets, capitalexpenditures and reporting systems for Maintenance department. Reviews budget on monthly basis; reports and explains variances. Conducts maintenance activities in a cost-effective manner. Continuously monitors and evaluates staffing ratios and patterns and recommendsappropriate staffing levels to meet business demands.Physical Requirements: Constant: Standing, must have the ability to operate in a constant state of alertness andin a safe manner. Frequent: Walking Occasional: Carrying up to 10 lbs., climbing, handling, lifting up to 55 lbs., pushing upto 85 lbs. Seldom: Bending, crawling, kneeling, pulling up to 100 lbs., reaching up to 36 in., sittingSensory Requirements: Balance, tactile, hearing, near, midrange, depth, color and peripheral visionWorking Conditions: Includes exposure to sounds and noise levels that are distracting or uncomfortable. Includes exposure to contaminants. Must be available for emergency calls, rotating shifts and on-call duties, includingweekend and holiday hours. Complies with semi-annual review of driving record and random drug testing, whereapplicable. Regular on-site physical presence is required. Qualifications: Key Competencies: Demonstrates ability to supervise, lead and manage employees. Must be able to assess critical situations, respond and delegate solutions to thosesituations effectively. Must have excellent oral and written communication skills. Demonstrates patience and the ability to deal with the stress and the needs of older adults. Must be dependable, observant and committed to excellence. Must be courteous and be able to deal with various demands, pressures and complaintsfrom residents, staff, guests and contractors. Must understand all local and federal regulations and have proven knowledge inacceptable industry standards. Knowledge of computerized preventative maintenance program and work orderprograms. Must have a thorough knowledge of all facets of construction and the building trade;must be able to handle all hand and power tools correctly and safely. Must be able to construct and submit bidding documents; must be able to decipher allproposals to verify that all requirements of bid documents have been met. Maintains a courteous and professional manner through interactions with others. Uses a resident and customer-focused approach to problem solving, goal setting andmanagement philosophy. Uses discretion in handling confidential information, incorporating all Federal, State andlocal privacy and confidentiality requirements. Must be proficient in Microsoft Office. Must be knowledgeable in Project Management and Scheduling. Must be sensitive to the needs of older adults and enjoy working with a senior population.Education and Experience: Education: High school diploma or G.E.D. equivalent is required. Associate Degree inrelated field or equivalent years of experience in the field is required. Bachelor’s degreeis preferred.Work Experience: Minimum 10 years of progressive experience in MaintenanceManagement is required. Must have at least 3 years in a supervisory position. Licensure / Certification: Certified Hospitality Facilities Executive (CHFE) ispreferred, or successfully pass the CHFE within 18 months of employment isrequired. Association of Facility Engineers (AFE) Plant Supervisor certification ispreferred. Licensure in Heating/Air Conditioning and Refrigeration, Electrical, EPA andPlumbing is preferred. Must possess a valid and current driver’s license, whereapplicable. The application window is anticipated to close within 30 days of the date of the posting. Pay Range: USD $122,747.00 - USD $150,000.00 /Yr.
