What this job involves: The Hands-On Chief Engineer is responsible for the operational management and direct maintenance of all building systems while providing effective leadership of the engineering team. This role combines strategic oversight with hands-on technical work, ensuring safe, efficient, and cost-effective operation of machinery and systems. The Chief Engineer must maintain the highest level of professionalism while achieving 100% uptime and meeting client needs through both supervisory duties and direct technical involvement.What your day-to-day will look like:Leadership & Management:Supervise and manage engineers and maintenance staff including hiring, training, coaching, and personal developmentOrganize and manage all administrative functions including work order and PM programs, monthly reports, budgets, timesheets, and supply orderingHands-On Technical Operations:Perform direct maintenance on lighting systems including bulb and ballast replacementConduct HVAC maintenance including coil cleaning, evaporator coil cleaning, and system repairsExecute minor plumbing repairs and general building maintenance tasksComplete special assignments including painting, locksmith work, door repairs, dock door and plate maintenanceMaintain and repair rack systems and building equipment as assignedOperate hand and power tools, power lifts, scaffolding, and ladders safely and effectivelyBuilding Systems Management:Oversee maintenance and continuous operation of fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature control systems, critical environments, and digital systems (fire alarm, duress, card access)Troubleshoot all building systems including electric and pneumatic controlsInterpret blueprints, schematics, and technical documentationMaintain labeling and corrugate machinesSetup comprehensive utility tracking and management programs for electricity, natural gas, fuel oil, and waterSafety & Compliance:Identify safety hazards and implement remediation procedures to ensure safe working environmentImplement, administer, and manage safety training programsEnsure compliance with all regulatory laws, guidelines, Federal, State, and Local requirementsComply with all safety procedures, maintain good housekeeping, and recognize/eliminate safety hazardsEnsure proper storage, usage, and disposal of hazardous materialsProject & Documentation Management:Ensure major projects are properly planned, executed, and closed out according to industry standardsMaintain all infrastructure and compliance documentation including up-to-date building drawings and single linesOversee contractor activities and provide advance training and notification regarding building critical functionsEnsure CEWA (Critical Facility Work Authorization) process understanding among staff, tenants, and contractorsDocument work performance and materials procurement as directedStrategic Planning:Identify maintenance objectives and incorporate into documented preventive, predictive, and reactive maintenance proceduresAssist in Capital plan development including infrastructure upgrades, equipment replacements, and building modificationsWork with General Manager to manage tenant and capital improvement construction projectsAnnually prepare operational and capital budget portions and monitor expense performanceWork Schedule:Monday-Friday, 8:00am-4:30pm with flexibility required. Position includes intermittent overtime and after-hours on-call responsibilities.Required Qualifications:High school diploma or equivalent6+ years' experience with commercial building operating systems and general building maintenance procedures2+ years of maintenance lead or management experienceValid state driver's licenseAbility to lift minimum of 60 lbs. and use ladders up to 30 feetMechanical and electrical aptitude with ability to troubleshoot all building systemsExcellent skills operating hand and power tools, power lifts, scaffolding, laddersAbility to read digital meters, voltage testers, blueprints, and schematicsProficient knowledge of Microsoft Office/SuiteExcellent communication skills in English, both oral and writtenAbility to work independently or in team environmentPreferred Qualifications:Experience with CMMS systems such as CorrigoWork Environment:Working inside warehouse/distribution centerMust work at heights up to and sometimes exceeding 35 feetMust regularly lift up to 50 pounds and frequently move up to 100 poundsPosition requires frequent climbing, bending, kneeling, and liftingWork Schedule:7:00am - 3:30pm, Monday through Friday, with on-call availability and schedule flexibility including 24-7 on-call responsibilities.Salary/Comp: $35.00 - $40.00/hour#BEjobs#FMjobsEstimated compensation for this position:72,800.00 – 83,200.00 USD per yearThis range is an estimate and actual compensation may differ.
