Job SummaryThe Maintenance Supervisor position is responsible for ensuring that a team of maintenance technicians perform high-quality, cost-effective maintenance within single family rental homes owned by the company, provide excellent customer service to residents, and follow company policies, processes and procedures. This role is critical in delivering on Invitation Homes’ promise of a quality home, professional maintenance and a superior resident experience.Essential Job Duties and ResponsibilitiesSupervise a team of maintenance technicians and vendors to ensure maintenance service requests are completed in accordance with company policies, processes, and proceduresWork closely with an office-based team to ensure maintenance technician schedules, including routes, effectively balance the urgency and location of work and resident availabilityCoach and develop maintenance technicians to perform assigned work efficiently and provide a superior resident experience.Utilize available reporting tools to identify opportunities for improvement and provide performance feedback to maintenance techniciansHold recurring maintenance technician training meetings to include, but not be limited to, repair techniques, safety programs, best practices, resident interactions and implementation of policy, process and procedureReview and approve/pre-approve work order repair proposals by verifying appropriate pricing and scope of workMeet with residents to resolve issues/escalations and ensure repairs are completed satisfactorilyEnsure technicians adhere to ProCare proactive maintenance processes and procedures while maintaining a superior resident experienceAct as technical expert to guide maintenance technicians in completion of repairsProvide direct field support, as needed, to maintenance techniciansReport and monitor maintenance deficiencies and equipment failure trendsAttend company-provided training for supervision and individual developmentComply with all company national practices, applicable health and safety rules and regulations, as well as applicable local, state, and federal lawsParticipate in the recruitment, hiring, and onboarding of new maintenance techniciansPerform other duties as assignedEducation and/or ExperienceHigh School diploma or equivalentMinimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is requiredMinimum of 1 years’ experience as a supervisorSkills/Specialized KnowledgeAdvanced knowledge and experience in the following: plumbing, electrical, swimming pool, carpentry, sheetrock, exterior structural, HVAC and appliancesAbility to read, write, understand, and communicate in English, multi-lingual a plusAbility to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systemsAbility to use mobile devices (i.e. iPad and/or iPhone) and various mobile applicationsExcellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult peopleProfessional verbal and written communication skills; ability to effectively communicate with a diverse workforceStrong organizational and time-management skillsAbility to perform basic mathematical functionsAbility to read and comprehend budgetsAbility to multi-task, make quick and effective decisions, and analyze and resolve problemsAbility to successfully delegate, manage a team, conduct interviews, and train othersAbility to set and meet goals and consistently meet deadlinesAbility to maintain flexibility and creativity in a variety of situationsAbility to maintain confidentialityAbility to drive an automobileRequired Licenses or CertificationsCurrent driver license and automobile insuranceOther licenses and/or certifications as required by state lawThe following certifications are preferred but not required:OSHA 10EPA Certification, Type I and IIHVAC CertificationCPO certification (pool)Other RequirementsAbility to be at work on a regular and consistent basis; Overtime may be required for this position.
