*Job Title: Grounds/Entry Level Maintenance Technician | Elkhart/Bristol, Indiana*Interested in this role You can find all the relevant information in the description below.Under the direction of the Maintenance Supervisor, the Grounds/Maintenance Technician is responsible for maintaining the physical integrity of the community by conducting general maintenance and repairs at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. To accomplish this goal, the responsibilities of the grounds/maintenance technician include; ensuring the grounds of the properties and common areas are free of debris, general repairs to the apartments/common areas of the buildings and grounds, vacant apartment preparation, trash removal, emergency repairs, cleaning, record keeping, and accepting deliveries and moving furniture and/or appliances.The Grounds/Maintenance Technician will carry out all assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor or Property Manager.*Qualifications** Basic understanding of electrical, and plumbing systems.* Basic understanding of general maintenance processes and methods.* Experienced in operating a variety of equipment, including and not limited to snow blowers, lawn mowers, and small hand tools.* Basic knowledge of tools, common appliances, and devices.* Valid Driver's Licenses, required.* Ability to travel between communities.* Ability to travel to pick-up replacement parts and supplies from vendors.* Ability to work full-time (hourly position).* Ability to work evenings and weekends if necessary.* Must be able to pass a background check and drug screening test.*Responsibilities** Conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).* Knowledgeable of all pertinent laws and EPA and OSHA Regulations.* Aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.* Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Community Manager.* Inspect and maintain all tools are in excellent condition.* Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.* Perform work area clean-up and safety related duties.* Ensure that storage areas remain locked when not in use.* Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis.* Electrical and plumbing* A/C and heating systems* Appliances* Water irrigation systems* Stairs, gates, fences, patios, railings* Tile, carpet, and flooring* Roofing, gutters, fasteners* Interior/exterior lights* Fireplaces, ceiling fans* Gas fixtures and appliances* Shutters, doors, cabinets, windows, sliding glass doors* Boiler, gas and electric* Door locks, P.O. boxes and locks* Security systems* Ceiling leaks* Inspect and help coordinate all needed market-ready repairs and services.* Assist market-ready staff as required to meet deadlines.* Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.* Change locks and make keys.* Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.* Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.* Respond to any other requests made by the Maintenance Supervisor, Community Manager, Director of Operations, or Managing Partners as needed.* Other duties as assigned.*Environmental Job Requirements** Ability to work indoors and outdoors in all temperature/weather extremes.* Regularly work near moving mechanical parts.* May be exposed to heights.*Physical Requirements** Ability to frequently lift, carry, push or pull up to 50 lbs. in a correct and safe manner.* Ability to climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, bend, as well as have hand-eye coordination and manual dexterity.* Physically able to climb numerous flights of stairs on an ongoing daily basis.* Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.* Kneeling: Frequently bending legs at knees to come to rest on knee or knees.* Crouching: Frequently bending body downward and forward by bending legs and spine.* Reaching: Frequently extending hand(s) and arm(s) in any direction.* Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.* Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form.*Benefits** 11 Paid Holidays.* Up to 2 weeks Paid Time Off in the first year of service (grows with tenure).* Comprehensive Medical, Dental and Vision Plans (available after 60 days of employment).* Company Paid Health Reimbursement Account (up to $3K per calendar year).* Paid Maternity Leave.* Company Paid Life Insurance.* Company Paid Certifications and Licensing.Job Type: Full-timePay: $18.00 per hourExpected hours: 40 per weekBenefits:* Dental insurance* Health insurance* Life insurance* Paid time off* Vision insuranceSchedule:* 8 hour shift* Monday to Friday* On call* Weekends as neededWork Location: In person
