Our Redwood Ambassadors arent just passionate and talented, theyre also empowered to make decisions that enhance the lives of our residents and their fellow employees.Position Overview:Under the general direction of theNational VP of Development and Acquisitions, the LandAcquisitions Managerwill be responsible for negotiating and acquiring land, working with legal on LOIs and Purchase Agreements, oversee and review all due diligence items, site design, all entitlements, approvals, permitting, engineering, obtaining easements as required, and budgeting. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies. Duties & ResponsibilitiesDetermine which areas in specific markets meet Redwood demographics and requirements for neighborhoodsNegotiate LOIs and PAs with brokers and sellersUpdate Deal Path as requiredRequest proposals for Engineering, landscaping, tree surveys, bat studies, renderings, etc.Receive SR1 and S2 approvals Complete budgets for SR1 and SR2Review costs and maintain budget requirements (BI)Review rezoning/site plan requirements of municipalitiesComplete rezoning if required and applicable submittal packages to municipalities Design site plan and product mix (review with ops)Review all Due Diligence information and note potential red flagsComplete entitlement and approval schedulesComplete and submit submittal packages for site plan approvalConduct neighborhood meetingsDetermine required easements, performance guarantees, impact fees, and implement as needed.Research tap fees for water and sanitaryResearch property taxesDrive the engineering process, receive all necessary permits, attend pre-construction meetingsMeet all requirements per the City/County/Township Development/Maintenance Agreements Complete MOSS plan as requiredAttend all municipal meetings as required throughout the approval processSubmit to finance all ACQ bank requirementsWork with Architects on elevations and municipal requirementsApprove invoicesAttend all internal meetings as requiredAll other related duties, as assigned. Required Qualifications:General computer proficiency with ability to work with multiple programsCollege Degree5 + years in Land Development desired5 + years - Acquisition Manager desiredAbility to travel as neededRequired Skills:The ability to work under pressureExcellent time management skillsStrong communication skills and general business acumen The ability to communicate and interact with employees at all organizational levelsProven ability to plan, organize and implement multiple tasks/projects on a concurrent, real-time basisAbility to meet deadlinesAbility to understand the desired result(s), goal(s) and plan strategically Ability to work under pressurePhysical Requirements:This job operates in a professional office environment. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable.
