Whitecap Management is hiring for an Assistant Property Manager position. Also eligible for commissions, renewal bonuses and quarterly bonuses.Location(s): Birke in MinnetonkaKey ResponsibilitiesAssist in ensuring property is rented to fullest capacityReport on and stay current on market trends in an effort to make effective strategy and pricing recommendations to the corporate teamAssist with managing an effective leasing team in outreach and employer relationship building efforts within the communityUtilize marketing strategies to secure prospective residentsMust demonstrate the ability to understand financial goalsEnsures that all rents are collected when due and posted in a timely mannerGenerate necessary legal action, documents, and process in accordance with State and Company guidelinesProvide vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insuranceConfirm all leases and corresponding paperwork are completed and input to software system accurately and on a timely basisEnsure current resident files are properly maintainedEnsure all administrative paperwork is accurate, complete, and submitted on a timely basisResolve resident concerns and requests on a timely basis to ensure resident satisfaction with managementDevelop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.)Consistently implement policies of the communityComplies with all Federal and Local Fair Housing regulations and ordinancesMaintain community appearance and ensure repairs are noted and completed on a timely basis.
