This includes generating and handling traffic, qualifying prospects, leasing apartments and preparing lease documentation. Benefits:Paid Time-off including holidaysEligible for Performance Bonuses - paid monthlyEmployee Referral Bonus ProgramHealth insurance and Telemedicine plansDental and Vision InsuranceDisability insurance401(k) Retirement Savings Plan401(k) Matching (we contribute to your retirement!)Company Paid - Employee Assistance ProgramEmployee Discounts including housing discountsCompany Paid and Supplemental Life InsurancePosition Summary:Prepares and implements marketing plan for the property/properties each monthDevelops and implements resident retention, marketing, advertising programs, show, and lease apartments, completing all leasing applications, and apartment leases, by ensuring all paperwork is completedPrioritize, assign and monitor daily activities, service requests, make-ready priorities and construction projectsResponsible for maintaining budgeted occupancy levels at approved rental ratesSupervise management of inventory system in conjunction with maintenance supplies and personnelResponsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenuePrepares and monitors operating budget, and reports on status of property/properties such as variance and occupancy reports Collects specified rents and fees, pursues delinquent balances, and processes evictions according to policyMaintain a budget control log and reviews financial statements, helps prepare monthly progress reports Follow the Fair Housing ActEnsures all invoices are processed and sent to corporate on a daily/weekly basis per company standardsConducts periodic meetings with team membersResponsible for maintaining all data in OneSite and following policies for record keeping and files on-siteSupervises maintenance of buildings and grounds. Walking property/properties with maintenance team member(s) to inspect for any known life-safety hazard at the site. Ensuring that such work is noted into a work order to be completed.Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residentsCalculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot and other basic math.Participates in after hours and emergency responseAssist and follow all Emergency ProceduresAdhere to the overall performance of the Operating BudgetInteract with residents on service calls and see that they are satisfied with the maintenance workAssist in the scheduling process of all other vendors and contractors as directed by supervisorQualifications:Ability to perform basic to intermediate mathComputer literacy requiredTwo or more years of leasing experience requiredOnesite system knowledge preferredBilingual (English/Spanish) is a plusSkills and Abilities:Customer service mindedHigh degree of professionalism and "can do" attitudeProfessional attitude and appearanceStrong written and verbal communication skillsAbility to be resourceful and proactive when issues arisePatient, organized, and detail orientedExcellent communications and listening skillsHigh level of organization and ability to prioritize tasksAble to follow company policies as well as federal, state and local lawsAble to work harmoniously with colleagues, customers and vendorsAble to reliably attend work by arriving on time and remaining actively engaged to complete work responsibilities during assigned work hours.This job description does not imply that the above functions are the only tasks that may be performed.
