Responsibilities include timely and quality maintenance, inventory control, member satisfaction, safety, and program documentation.The Maintenance Technician II sets and meets goals and key performance indicators (KPIs) focused on NOI, occupancy, repair ticket and unit repair resolutions, member satisfaction, compliance, safety inspections, and customer service response time to maximize property performance and support to members.Essential Job Duties are performed in strict adherence to Maiker standards, policies, and procedures, and to local, State and Federal laws and regulations. Other duties may be assigned by the Maintenance Supervisor and/or Community Manager. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Quality and Timely Maintenance Perform maintenance and preventative maintenance assigned work ordersPerform work in a timely manner resulting in quality work and sound service performancePerform electrical, plumbing, and general carpentry workMaintain and control parts and supply inventory, keeping accurate records regarding materials used and inventory replacement needsSupervise vendors as requestedAssist in snow shoveling, plowing, de-icing and removal as warrantedParticipate in scheduled after-hours on-call maintenance serviceAssist with preparation for HUD, CHFA, and City inspections on propertySafety RequirementsFollow Emergency Procedures Plan for the propertyInspect property for unsafe conditions and correct such conditions promptlyUnderstand Chemical Safety Instructions and the Safety Data Sheets (SDS)Ensure all chemicals received and in stock have instructions and MSDS sheets Promptly report any missing MSDS to the Maintenance SupervisorParticipate in staff and safety meetingsMember SatisfactionSupport members to resolve issues, involve Community Manager for timely resolution as neededInteract with members and coworkers in a courteous and professional mannerQUALIFICATIONSEducation and Experience High school diploma or general education degree (GED); or 1-3 months related experience and/or training; or equivalent combination of education and experience.On-site multifamily maintenance experience preferredWorking knowledge of MS Office, including Word, Excel, and OutlookWorking knowledge of Order Processing Systems and Yardi Property Management softwareBilingual in Spanish/English preferredValid driver's license and auto insuranceKnowledge and SkillsHVAC certification, designations from AAMD or other Certifications are desirableExcellent customer service skills, sensitive to customer needsExcellent organizing and planning skills with ability to manage multiple projects and prioritiesDemonstrates excellent teamwork, recognizes need for assistance when work exceeds skill levelDetailed, accurate, and consistently meets deadlines QUALIFICATIONS Required Education:- High school diploma or equivalent.Required Experience:- Two years of experience in building maintenance or a related field.Required Skills and Abilities:- Knowledge of general building maintenance principles and practices.- Skill in using hand and power tools.- Ability to troubleshoot and repair building systems.- Ability to work independently and as part of a team.- Ability to communicate effectively with residents and staff.PI5702f67aa744-30134-38643527
